What the ground here does to concrete
Caledon sits where two big landforms meet, and the ground changes with them. The Niagara Escarpment runs up the west side through Cheltenham and the Forks of the Credit, where the bedrock is limestone close to the surface. East of that, the Oak Ridges Moraine builds out of the land the glaciers left behind, a deep mix of sand and gravel that drains fast and feeds the headwaters of the Credit River. So one Caledon lot can sit on free-draining moraine sand and the next, lower down, on heavy clay that holds water.
That split changes how we build the base. On the sandy moraine ground the worry is less about frost heave and more about keeping the granular base from washing out and grading water away from the slab. On the clay and the low wet ground near the creeks and river flats, frost gets under a thin base and heaves it, so the base has to go deeper and be compacted properly. Add the freeze-thaw swings and the road salt of a country winter, and the base is what decides whether a pour lasts. Every job starts with a look at the ground the lot is actually on.

We have a long rural driveway off a Caledon concession road. Does that change the pour?
It does, in two ways. A long approach moves a lot more concrete and takes more base prep, grading and forming than a short town driveway, so it is a bigger job to plan and book. And the ground matters more over that distance, because the line can cross sandy moraine soil in one stretch and wet clay near a ditch or low spot in another. We walk the whole run, check drainage and set the base depth to the worst ground on the line, not the best.
Our place is up on the moraine where the soil is sand and gravel. Is sandy ground a problem for concrete?
It is good ground in one way and tricky in another. Sand and gravel drain fast, so you get less frost heave than you would on clay, which helps a slab sit still through the winter. The catch is that loose sand can wash out or shift under a slab if the base is not contained and the water is not graded away. So on moraine lots we focus on a properly compacted, contained base and on moving runoff away from the concrete, rather than on fighting heave.
We need a pad for a barn, a shop or a detached garage on our Caledon property. Do you pour those?
Yes, farm and shop pads are common work for us out here. The pad is built to what it has to carry, so a slab that takes a tractor, a truck or shelving loaded with stock is thicker and more heavily reinforced than a garden patio. We confirm the use, the loads and how vehicles get on and off, then set the thickness, the reinforcing and the base to match. The labour carries the same written warranty as a driveway.
Our older Caledon farmhouse basement gets damp every spring. Can that be fixed?
Usually, yes. On the low ground and clay flats near the creeks and the Credit River, melt and rain hold against an old foundation for weeks, and a farmhouse wall built before modern sealing has little defence. We start with what the inspection finds, not the most expensive system, so the fix might be crack injection, parging the exposed wall, regrading, or interior or exterior waterproofing.
