Exterior basement waterproofing on an excavated foundation wall, Caledon, Ontario

Basement Waterproofing in Caledon

We waterproof basements across Caledon, from subdivision homes in Bolton to old farmhouses and estate houses on the concession roads. What changes the job here is the ground: one Caledon lot sits on fast-draining Oak Ridges Moraine sand, the next on heavy clay near a creek that holds water against the wall for weeks. We find where the water gets in, then pick the fix that suits that wall, from crack injection and parging to an interior weeping-tile system or an exterior dig and membrane. The site visit and the written quote are free, and the labour carries a lifetime warranty.

If you searched for basement waterproofing in Caledon, the first thing to know is that Caledon is not one kind of ground. The Niagara Escarpment runs up the west side through Cheltenham and the Forks of the Credit, with limestone close to the surface. East of that, the Oak Ridges Moraine is a deep mix of sand and gravel left by the glaciers. Lower down, near the creeks and the river flats, the soil turns to heavy clay that holds water.

That split decides how wet the ground around a basement stays. On clay and low ground, spring melt and rain sit against the foundation and push on the wall until they find a crack, a tie hole or the joint where the floor meets the wall.

The full method for both main systems is on our basement waterproofing page. This page is about what Caledon's ground and homes change. Use the form for a free written quote.

Old farmhouses and village homes

Much of Caledon is villages and open land: Caledon East, Inglewood, Alton, Palgrave, Cheltenham and the farms and estate lots between them. Many older farmhouses and village homes have a foundation built before modern sealing, so the wall itself has little defence against wet ground.

On those houses we start with what the inspection finds, not with the biggest system. A single leaking crack can take injection. A crumbling exposed wall can need new parging. Water that pools at the wall can need regrading. A wall that is wet along its length needs real drainage or a membrane. We work from the cause out, and we tell you which of these your wall needs.

Interior or exterior, decided at the wall

An interior weeping-tile system breaks the floor at the perimeter, lays new drain tile along the footing and routes the water to a sump that pumps it out. It goes in from inside, so it leaves gardens, patios and a long driveway alone, and it suits a wall that leaks under steady water pressure on clay.

Exterior waterproofing is the bigger job: dig down the wall, clean it and seal it with a membrane on the outside, so water never reaches the concrete. It makes sense when the wall itself is the problem and the ground around the house is open enough to dig. When the choice is close, we show you both options before you decide.

Booking a Caledon job

Caledon is a long drive north from our home routes, so we book Caledon jobs into planned trips into Peel and the GTA, with a firm date. We reply to every request within one business day. From October to March, you can flag water that is actively coming in as urgent on the form, and urgent water problems are seen first.

Any work that needs digging, such as an exterior membrane or regrading, also needs ground that is not frozen. Late spring to fall is the time for those jobs.

Questions

Straight answers

Our older farmhouse basement gets damp every spring. Can that be fixed?

Usually, yes. On the low ground and clay near the creeks and the Credit River, melt and rain hold against an old foundation for weeks, and a wall built before modern sealing has little defence. Depending on what the inspection finds, the fix can be crack injection, parging the exposed wall, regrading, or interior or exterior waterproofing.

Interior or exterior waterproofing for a Caledon basement?

The wall decides. Interior weeping tile and a sump goes in from inside and handles a wall that leaks under steady water pressure. Exterior digging and a membrane seals the wall at the source, which matters when the concrete itself is the problem. We install both, and when it is close we show you both.

How much does basement waterproofing cost in Caledon?

It depends on the method, the depth to the footing, the length of wall, access around the house and what the inspection finds, so we do not post a flat rate. The site visit and the written quote are free. The number on the written quote is the number on the invoice unless you change the job.
