Most of Oxford sits on clay and clay-loam. The provincial soil survey maps clay running east and south of Woodstock through the old East Oxford, North Norwich and Dereham townships, and clay is hard ground to own concrete on. It heaves when frost gets under a slab, and it holds water against basement walls instead of letting it drain.

South toward Tillsonburg and south Norwich the county slides into the sand plain that carried the tobacco belt, and the problem flips: sand drains fast but erodes, so a slab edge can be undermined where runoff cuts beneath it. Add the freeze-thaw swings and road salt every town here gets, and base prep decides how long any pour lasts.

Does clay or sand under my property change how a driveway or pad gets built?

Yes, and it is the first thing we look at. On the clay side of the county the base needs depth and compaction so frost has nothing to grab, and grading matters because clay sheds water slowly. On the sandy side near Tillsonburg the base compacts well but the edges need protecting from washout, or a slab corner ends up hanging over a void within a few springs.
