Most of Burlington is built on the bed of an old lake. Glacial Lake Iroquois left silt and clay across the plain back from the bay, and that clay swells when it is wet and heaves when frost gets under a thin slab. A driveway on it lasts when the base is right, and fails early when it is not.

The city also grew in rings, so the driveway job changes with the street. The postwar lakeshore blocks in Roseland, Shoreacres and Elizabeth Gardens usually need an old slab torn out and replaced. The north end, around Alton Village, Headon Forest and Millcroft, wants widened driveways and new pads on lots that are still young.

The ground decides the base

Below the escarpment, Burlington sits on lake clay over red Queenston shale. Clay holds water and drains slowly, so frost finds it under a slab and lifts it. We dig to firm material, compact granular in lifts and grade the base so melt runs away from the slab and the house.

Some lots need more than that. In Aldershot, the streets back from the bay toward the Royal Botanical Gardens were orchard and nursery ground for generations, and there is often deep worked topsoil or old fill under a driveway. Soft, organic ground will not carry a slab, so we take it out down to firm material and replace it with compacted granular before we pour.

Replacing a driveway in the older south end

On the lakeshore streets, many homes have been renovated or rebuilt beside older flatwork. A new driveway there starts with tear-out: the old slab comes out and goes away, and we fix the base problem that cracked or heaved it, so the new slab does not repeat the old one. Tear-out and disposal are in the written quote.

New lots in Alton Village and the north end

Alton Village only broke ground in 2006, and it went up on disturbed clay fill. The ground along a new foundation keeps moving for a year or two, so let the lot settle through a season after the builder sets the final grade. When we pour, we compact the base mechanically instead of trusting the fill.

A widened driveway or a pad beside the garage is the common north-end job. We tie the new concrete to the grade of the existing driveway so water still runs away from the garage, and we cut control joints so the slab cracks where we choose.

Built for salt and freeze-thaw

Burlington driveways get the freeze-thaw swing off the open lake and the road salt carried in from the QEW and the 403. We pour 32 MPa air-entrained concrete, the mix made for freeze-thaw and de-icing salt. Keep salt off a new slab the first winter and use sand for grip instead.

Why do driveways crack and heave in older Burlington?

Usually because the base did not suit the clay. The lower city sits on lake clay that holds water, and when frost reaches that water under a thin base, it lifts the slab. A new driveway lasts when we dig to firm material, compact granular in lifts and grade it so water leaves the slab.

We just moved into a new build in Alton Village. When can we widen the driveway?

After the builder has set the final grade and the lot has settled through a season. Alton Village is on disturbed clay fill that keeps moving for a year or two along a new foundation. Book the quote in spring to get a better slot before the summer pour season fills.

Our Aldershot lot was old nursery land. Is that a problem for a driveway?

It can be. Old nursery and orchard ground often means deep topsoil or fill, and a slab on soft, organic ground keeps settling. We excavate down to firm material and bring in compacted granular before we pour, and we see what is there at the site visit.
