Soft, organic ground will not carry a slab, so on those lots we excavate down to firm material and bring in compacted granular before pouring instead of casting concrete on garden soil that keeps settling.

Once the builder has set the final grade, let the lot settle through a season before pouring. Alton Village went up on disturbed clay fill, and the ground along a new foundation keeps moving for a year or two, so we compact the base mechanically rather than trust it.
