Burlington sits at the west end of Lake Ontario on the plain that runs back from Burlington Bay, with the Niagara Escarpment closing off the north of the city behind Mount Nemo. What the ground here does to concrete
The ground under Burlington was laid down by water. Glacial Lake Iroquois once stood over this plain and left a blanket of lacustrine silt and clay across the lower city, all of it resting on the red Queenston shale that the escarpment is cut from. That clay is the hard soil to own concrete on, because it swells when it is soaked, heaves when frost works in under a thin slab, and drains slowly enough to hold water against a foundation wall well after the snow is gone.
Grindstone Creek drains the southwest and Bronte Creek marks the Oakville side, and the low ground near them and along the bay sits over a higher water table where older basements run damp in a wet spring. Add the freeze-thaw swing coming off the open lake and the road salt thrown from the QEW and the 403, and the base is what decides the job. Why does concrete in older Burlington sit on such heavy clay?
Because the lower city is built on the bed of an old lake. Glacial Lake Iroquois left silt and clay across the Burlington plain over the Queenston shale, and there is a sand-and-gravel ridge through Burlington Heights where that lake threw up a bar across the Dundas valley. So one lot can sit on tight clay that heaves with frost while a nearby one drains through gravel. We dig test the ground at the site visit rather than assume, then build the base to what your lot actually is.
Our Aldershot home is on old nursery land. Does that change the work?
It can. The streets back from the bay toward the Royal Botanical Gardens were orchard and nursery ground for generations, which often means deep worked topsoil and old fill under a driveway or patio. Soft, organic ground will not carry a slab, so on those lots we excavate down to firm material and bring in compacted granular before pouring instead of casting concrete on garden soil that keeps settling.
We just closed on a new build in Alton Village. How soon can we pour a patio or driveway?
Once the builder has set the final grade, let the lot settle through a season before pouring. Alton Village went up on disturbed clay fill, and the ground along a new foundation keeps moving for a year or two, so we compact the base mechanically rather than trust it. Our basement near the bay gets damp every spring. Is that fixable?
Usually, after we trace how the water is getting in. Near the bay and the creek lowlands the water table rides high after melt and the clay holds it against the wall, so the answer is rarely one product. Depending on the inspection it is crack injection, parging the exposed wall, regrading and downspout work, or interior drainage. On these lakeside clay lots we chase the cause before the symptom, and we are honest that sealing a wall does nothing while the grading still steers water at it.
