A patio in Burlington depends on the ground under it. Most of the city sits on the bed of an old lake. Glacial Lake Iroquois left silt and clay across the plain back from the bay, and that clay swells when it is wet and heaves when frost works in under a thin slab. A patio on it stays level when the base is right, and tips or cracks early when it is not.

The city also grew in rings, so the patio job changes with the street. In the postwar lakeshore blocks of Roseland, Shoreacres and Elizabeth Gardens, a patio sits beside a foundation and flatwork that are decades old. In the north end, around Alton Village, Headon Forest and Millcroft, the job is usually a first patio on a lot where the builder left bare yard.

The full spec, the mix, the base, the slope and the cure times, is on our concrete patios page. This page is about what a Burlington patio needs in particular. Send the form for a free written quote; the number on it is the number you pay unless you change the job.

The ground decides the base

Below the escarpment, Burlington sits on lake clay over red Queenston shale. Clay holds water and drains slowly, so frost finds it under a slab and lifts it. We dig to firm material, compact granular in lifts and slope the slab about 2 percent away from the house, so melt and rain run off the patio and away from the wall.

Some lots need more than that. In Aldershot, the streets back from the bay toward the Royal Botanical Gardens were orchard and nursery ground for generations, and there is often deep worked topsoil or old fill under a yard. Soft, organic ground will not carry a slab, so we take it out down to firm material and replace it with compacted granular before we pour.

Older south-end homes: keep the water off the wall

Near the bay and the creek lowlands, the water table rides high after the spring melt and the clay holds water against a foundation wall. A patio that is flat, or that has settled toward the house, sends every rain to that wall. Before we pour beside an older home, we look at where the downspouts empty and how the yard drains.

If a basement already takes on damp, we tell you, and we can look at basement waterproofing in Burlington before a patio goes in on top of the problem.

New lots in Alton Village and the north end

Alton Village only broke ground in 2006, and it went up on disturbed clay fill. The ground along a new foundation keeps moving for a year or two, so let the lot settle through a season after the builder sets the final grade. When we pour, we compact the base mechanically instead of trusting the fill.

If a driveway is also on your list, you can see what a driveway in Burlington involves on its own page. If you want a pattern or colour, we also do stamped and decorative concrete.

Built for salt and freeze-thaw

Burlington patios get the freeze-thaw swing off the open lake, and salt carried onto steps and walks from the road. We pour 32 MPa air-entrained concrete, the mix made for freeze-thaw and de-icing salt, at about 100 mm thick for foot traffic. We cut control joints around the patio's shape so the slab cracks where we choose rather than where the clay wants.

Questions

Straight answers

Why does a patio settle or tip toward the house on Burlington clay?

Usually because the base did not suit the ground. The lower city sits on lake clay that holds water, and when frost reaches that water under a thin base, it lifts the slab unevenly. A patio lasts when we dig to firm material, compact granular in lifts and slope it away from the house.

We just moved into a new build in Alton Village. When can we pour a patio?

After the builder has set the final grade and the lot has settled through a season. Alton Village is on disturbed clay fill that keeps moving for a year or two along a new foundation. Book the quote in spring to get a better slot before the summer pour season fills.

Our Aldershot lot was old nursery land. Is that a problem for a patio?

It can be. Old nursery and orchard ground often means deep topsoil or fill, and a slab on soft, organic ground keeps settling. We excavate down to firm material and bring in compacted granular before we pour, and we see what is there at the site visit.

How much does a concrete patio cost in Burlington?

Size, access, the finish, the edges and what the clay base needs all set the number, so a flat figure would mislead you. We give you a free written quote after a site visit, and the number on it is the number you pay unless you change the job.
