Concrete Repair and Resurfacing in Burlington, Ontario
We repair cracked, sunken and worn concrete at Burlington homes: crack injection, slab lifting, resurfacing, step rebuilds and sealing. On the older streets in Aldershot, Roseland and along the lakeshore, walks, steps and slabs are decades old, and much of the lower city sits on heavy lake clay. We find the cause before we quote the fix, and we tell you plainly when a repair will not hold and replacement is the better spend. Union-certified crews do the work, the written quote is free, you get a reply within one business day, and the labour carries our lifetime warranty.

Burlington grew in rings, and its concrete shows it. The postwar streets near the bay have walks, steps and slabs that are decades old. The north end around Alton Village and Headon Forest is young, but some of its flatwork went down on builder fill that has kept moving.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Burlington's ground changes about the job.
Why concrete cracks and sinks on lake clay
Most of the lower city sits on silt and clay that Glacial Lake Iroquois left over red Queenston shale. That clay holds water and drains slowly. When frost reaches the water under a thin base, it lifts the slab, and when the ground thaws the slab settles again. A walk or slab that moves like that every winter opens cracks, and water running off a roof or a driveway can wash a void out under it.
So a Burlington repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while water keeps washing out its base sinks again.
Steps and walks in the older south end
On the lakeshore streets in Roseland, Shoreacres and Elizabeth Gardens, and along Plains Road in Aldershot, many front steps and walks are as old as the houses. Road salt and freeze-thaw off the open lake work on them from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix, the mix made for freeze-thaw and de-icing salt.
A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out. Parts of Aldershot were nursery and orchard ground, with soft fill under the flatwork. If the soil under a slab is soft and keeps settling, a lift or an overlay will not hold, and we say so and quote the replacement.
Settled slabs on newer north-end lots
Alton Village broke ground in 2006 on disturbed clay fill, and the ground along a new foundation keeps moving for a year or two. A walk, step or pad that has dropped beside the house is often a lifting job, not a tear-out, once the ground has settled. We fill the void, bring the slab back to grade and set it so water runs away from the house.
When a crack is a foundation question
A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring, or one that keeps growing, is a different question. Near the bay the clay holds water against foundations, so a damp wall there often needs drainage work, not filler.

Straight answers
Should I repair or replace the cracked concrete at my Burlington home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Burlington?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Our walk in Alton Village has dropped beside the house. Is that covered by a repair?
Usually it can be lifted back to grade rather than replaced. Alton Village went up on disturbed clay fill that keeps moving for a year or two along a new foundation, so we check the ground has settled and fix how water reaches the base before we lift.
