Foundation Repair in Burlington

We repair foundation cracks and leaks across Burlington, from the postwar streets near the bay to the newer north end. A leaking crack in a poured wall usually takes polyurethane injection from inside, in one visit. A dry crack that needs its strength back takes epoxy. A block wall that bows takes carbon fibre straps and a fix for the water pushing on it. When a lakeshore wall leaks in many places, the job is waterproofing, and we say so. Quotes are free, in writing, and the labour carries a lifetime warranty.

Foundation cracks in Burlington follow the shape of the city. The Niagara Escarpment closes off the north, and the land tilts down to the bay. The water the high ground sheds moves downslope toward the older lakeshore streets. Those streets sit on clay that the old glacial lake left, and clay holds water against a foundation wall long after the snow is gone.

The houses follow the city's growth too. Roseland, Shoreacres, Elizabeth Gardens and the older Aldershot streets have postwar homes on foundations that are decades old. Alton Village only broke ground in 2006, so its walls are young. A crack means different things in each place, so the first job is to read the wall you have.

The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Burlington's walls. Send the form for a free written quote. We reply within one business day.

Lakeshore streets: older walls on wet clay

Below the escarpment, the lower city sits on lacustrine silt and clay over Queenston shale. Near the bay and the creek lowlands, the water table rides high in a wet spring. Saturated clay pushes on a wall, and that pressure finds the tie holes, the cold joints and the shrinkage cracks.

On a poured wall, a crack that leaks is sealed with polyurethane injection from the inside face through to the soil side. On a block wall, the same pressure can show as a stair-step crack along the mortar joints, or a wall that starts to bow inward. That is soil pressure, and it goes on the serious list.

The north end: young poured walls

Alton Village, Headon Forest and Millcroft are newer. A thin vertical shrinkage crack is normal as concrete cures, and it can start to leak when a downspout moves or the grading settles. Alton Village went up on disturbed clay fill, and the ground along a new foundation keeps moving for a year or two.

A dry hairline that does not grow is often a 'watch it for a year' answer, and we will say so. A crack that leaks gets polyurethane, and most single-crack injections are done in two to four hours. We also check the grading and the downspouts, because a crack fix that leaves the water in place will not last.

Crack repair or waterproofing: what our Burlington quote tells you

We measure four things: width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack, or one where one face sits higher than the other needs structural attention. For a bowing block wall, carbon fibre straps epoxied to the wall stop further movement. They do not pull the wall straight.

When an old lakeshore wall leaks in many places, injecting one crack will not keep the basement dry. Then the answer is basement waterproofing in Burlington, and we quote it that way. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.

Questions

Straight answers

Who repairs foundation cracks in a Burlington home?

We do, across the whole city, from Aldershot and the lakeshore to Alton Village. Our union-certified crews inject leaking cracks with polyurethane, bond dry cracks with epoxy, and reinforce bowing block walls with carbon fibre. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.

Why do basement walls near the bay crack and leak?

The lower city is built on clay left by an old glacial lake, and water from the escarpment drains downslope toward it. Clay holds that water against the wall, and near the bay the water table runs high in spring. The pressure finds any crack or joint in the wall. We seal the crack and check the grading and downspouts that feed it.

We have a new home in Alton Village and a crack in the basement. Is it serious?

Usually not. Poured walls shrink as they cure, and thin vertical cracks in the first years are normal. It matters if the crack leaks, grows, runs horizontal, or one side sits proud of the other. We measure it at the quote and tell you plainly which kind it is, even when the answer is to watch it.

How much does foundation repair cost in Burlington?

We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a seal or reinforcement, the wall height, how far the wall has moved, and whether drainage work is needed. The free written quote gives you the real number, and that number holds unless you change the job.

Water is coming through a crack right now. What should I do?

From October to March, send the form and check the box that says water is coming in. Urgent water problems are seen first. Meanwhile, move valuables off the floor and, if it is safe, point a downspout away from the wall. We reply to every request within one business day.
