Foundation cracks in Hamilton are not one problem. The escarpment splits the city, and the walls on each side were built differently and sit in different ground. The lower city has the oldest housing, much of it pre-war brick on stone and early block foundations, on lake clay with a high water table near the harbour. The Mountain has postwar bungalows and newer subdivisions on clay till over limestone.

So the first job is to read the wall you have. A vertical crack that leaks in a poured wall is a small, common repair. A horizontal crack or a stair-step crack in block means the soil outside is pushing. Water that comes through the joints of a stone wall in many places is not a crack repair at all.

Lower city: old stone and early block on wet clay

Below the escarpment, the ground is heavy lake-deposited clay, and the water table runs high near the harbour. Clay holds water against the wall, and wet ground puts pressure on it. On an early block wall, that pressure can show as a stair-step crack along the mortar joints, or as a wall that starts to bow inward.

A rubble-stone wall is different again. Water comes through its joints and faces, not through one clean crack, so injecting one spot rarely stops it. When we see that, we tell you the job is basement waterproofing in Hamilton, not crack repair, and we quote it that way. We never sell an injection that cannot work on your wall.

The Mountain: poured walls, clay till and limestone

Above the escarpment, homes sit on clay till over limestone bedrock. Clay heaves when frost gets into it, and where limestone is close to the surface, water does not always drain where you expect. That water finds the shrinkage cracks that almost every poured wall has.

Most of these are the ordinary kind: a thin vertical crack that started to leak when the weeping tile got tired or a downspout moved. Polyurethane injection seals it from the inside face through to the soil side, and most single-crack jobs take two to four hours. We also check the grading and the downspouts, because a crack fix that leaves the water in place will not last.

Hairline or structural: what our Hamilton quote tells you

We measure four things: width, direction, movement and offset. A crack under 1/8 in. is usually shrinkage. A crack wider than 1/4 in., one that grows each year, a horizontal crack, or one where one face sits higher than the other needs structural attention.

For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stop further movement. They do not pull the wall straight, and we will not say they do. The written quote names the crack, its cause, the fix and the strap count, so you can compare it with any other quote.

Usually not, and we will tell you so. Stone walls leak through joints and faces, so one injection rarely holds. The lasting answer is most often a waterproofing system that collects the water at the footing, or a membrane outside. We look at how the wall is built before we quote.

There is a horizontal crack in my block basement wall on the Mountain. Is it serious?

Treat it as serious. A horizontal crack in a block wall usually means wet clay is pushing on the wall from outside. We measure the crack and any bow, check the drainage, and write down what we find. A moderate bow can take carbon fibre straps, and the water outside must be dealt with too.

How much does foundation repair cost in Hamilton?
