Concrete Walkways & Steps in Burlington

We build and rebuild concrete walkways, front steps, porches and entrances across Burlington. On the lake clay of the older south end, steps need footings below the frost line; in Alton Village, the fill needs a season to settle before a walk is poured. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Most of lower Burlington sits on the bed of an old lake. Glacial Lake Iroquois left silt and clay across the plain back from the bay, and that clay swells when it is wet and heaves when frost gets under it.

The city grew in rings, and the ground changes with the street: lake clay in the older south end, and newer fill in Alton Village and the north end.

The full method, footings, mix and thickness, is on our concrete walkways and steps page. This page is about what a Burlington entrance needs in particular.

Steps on clay need footings below the frost line

Your house sits on footings below the frost line. Front steps that only sit on the ground do not, so on Burlington clay they rise and drop each winter and pull away from the house. New steps and porches that attach to the house get footings dug to about 1.2 metres, or get doweled into the foundation wall where that is the sounder detail for the site.

Older south-end entrances: repair or rebuild?

Many lakeshore homes have been renovated or rebuilt beside older flatwork, so a new house can sit behind tired steps. Not every set needs replacing. Steps that are sound but settled can sometimes be lifted back, and a porch with spalled corners on a sound slab can often be resurfaced. Steps cracked through get torn out and rebuilt on proper footings.

We tell you which one you have at the free site visit. Tear-out and disposal of the old steps are in the written quote.

New lots in Alton Village and the north end

Alton Village went up on disturbed clay fill, and the ground along a new foundation keeps moving for a year or two. Let the lot settle through a season after the builder sets the final grade, then pour.

Built for salt and freeze-thaw

Burlington gets the freeze-thaw swing off the open lake, and a front walk takes salt from boots and the street. We pour a compacted granular base and 32 MPa air-entrained concrete, the same exterior standard as our driveways, with a 100 mm (4 in.) walkway slab. Skip de-icing salt on new concrete the first winter and use sand for grip.

Questions

Straight answers

Why are my front steps in older Burlington pulling away from the house?

Usually because they were never on footings below the frost line. The lower city sits on lake clay that heaves when it freezes, so steps that only sit on the ground move each winter while the house stays put. Rebuilt steps get footings to about 1.2 metres or are doweled into the foundation wall, so they move with the house, not the clay.

We just moved into a new build in Alton Village. When can we pour a front walk?

After the builder has set the final grade and the lot has settled through a season. Alton Village is on disturbed clay fill that keeps moving for a year or two along a new foundation.

Can you rebuild the walkway and the steps together?

Yes. We rebuild walkways and steps, and the written quote can show the walkway and the steps separately.

How much do new concrete steps cost in Burlington?

Steps are quoted by the job. The number of risers, the total height, whether they need footings or dowels, the tear-out of the old set and the finish drive the cost. The site visit and the written quote are free, and the number on the quote is the number you pay unless you change the job.
