Foundation Repair in Caledon
We repair poured and block foundations in Caledon: leaking cracks injected to full depth, bowing block walls held with carbon fibre straps, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Caledon's ground changes from lot to lot, fast-draining moraine sand on one and heavy wet clay on the next, so we check grading and drainage along with the crack. The quote is free and written, and the labour carries a lifetime warranty.

Caledon is not one kind of ground. The Niagara Escarpment runs up the west side with limestone close to the surface, the Oak Ridges Moraine to the east is deep sand and gravel that drains fast, and the low ground near the creeks and the Credit River is heavy clay that holds water. Homes range from Bolton subdivisions to old farmhouses in Caledon East, Inglewood, Alton and Cheltenham.
Most foundation cracks are not emergencies. The job is to tell the normal ones apart from the ones that matter: cracks that grow every season, cracks that leak, horizontal cracks, and stair-step cracks through block.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Caledon's ground and its mix of newer and older homes change about the job.
Clay flats and moraine sand: two ways a wall gets stressed
On the clay and the low wet ground near the creeks, melt and rain hold against a foundation for weeks. Wet clay pushes sideways on the wall, and on a block wall that push is what starts bowing and stair-step cracks.
On the sandy moraine the water drains away fast, so there is less push, but loose ground and poor grading can still send runoff toward the house. Either way, a wall that keeps getting pushed or soaked will keep cracking, so we look at the downspouts, the slope of the ground and the drainage as well as the crack, and the quote names the cause.
Bolton subdivisions and older farmhouses
On a newer home, a thin vertical crack in the first year or two is normal shrinkage. When one of those starts to leak, polyurethane injection seals it from the inside, usually without digging.
Older farmhouses and village homes often have foundations built before modern sealing, so the wall has little defence against wet ground. There the calls are leaking cracks, bowing block and damp basements in spring, and we sort out which of those your wall actually has at the free visit.
When a crack is really a wet-basement job
When the water is not coming through one crack but along the wall, the job may be basement waterproofing rather than a crack repair.
If the wall under a crumbling parging coat is the problem, the wall is fixed first and re-parged after; see parging.
Booking a Caledon job
Caledon is a long drive north from our home routes, so we book jobs here into planned trips into Peel and the GTA with a firm date, not a same-week promise. One small crack is still a welcome job, and it gets the same free written quote as a large one.

Do you do small foundation crack repairs in Caledon?
Yes. One leaking crack is a welcome job. Caledon is a long drive from our home routes, so we book it into a planned trip into the area and give you a real date rather than a same-week promise. A small job gets the same free written quote as a large one.
My Caledon farmhouse basement wall is bowing. Does it need to be replaced?
Rarely. A bow under roughly 2 in. is usually held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They stop the wall where it stands; they do not pull it straight. The cause is usually water or soil pushing from outside, so grading, downspouts and drainage have to stop feeding that pressure too.
My newer Bolton home has a crack in the basement wall. Is it serious?
Often it is not. Thin vertical cracks in the first year or two are normal shrinkage. A crack that leaks, grows through a season, runs horizontally or has one side sitting proud of the other is a different matter. We measure it at the free visit and tell you plainly which kind it is.
How much does foundation repair cost in Caledon?
There is no honest flat rate. We quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
