Caledonia is where Hamilton spills into Haldimand. The town counted 12,179 people at the 2021 census, the most in the county, and Empire's Avalon community is still adding to it, with about 3,000 homes planned across 530 acres. Most of the new owners commute up Highway 6 and want their lot finished sooner than the builder left it.

The old town has a different problem, and it is made of concrete. The nine-span Argyle Street bridge has carried the town across the Grand since 1927, the only bridge of its kind left in Canada, and it now runs under weight restrictions while the county plans a replacement. The houses near it are of a similar vintage, with original walks, settled steps and parging past its service life.

So Caledonia buys concrete at both ends of its age range. Avalon wants first pours: patios, widened driveways, pads for sheds and hot tubs. The streets near the bridge want repair and water management. We run both on the same route days.

What the ground here does to concrete

Under the new sod, Caledonia is Haldimand clay plain. Builders grade each survey to a drainage plan, but tight clay still holds spring melt at the surface, and backfilled ground along new foundations keeps settling for a season or two. Pour too early, or on a thin base, and the first winter will move it.

The Grand adds the second problem. Spring ice on the lower river backs water onto low ground, and homes near the river carry damp basements in wet years. Clay makes it worse by holding that water against foundation walls instead of letting it drain past. Waterproofing here starts with grading, not with product.

Avalon and the surveys around it carry the new work: lots still settling, patios not yet poured, builder driveways their owners want wider. The established streets off Argyle on both sides of the bridge carry the old work, original steps, walks and parging from decades back. We just closed in Avalon. How soon can we pour a patio or widen the driveway?

Give the lot a winter if you can. Backfill along the foundation and the regraded clay both settle, and a pour that goes down before the ground finishes moving can crack or tip within a year. We check compaction first, and where the ground is ready early we will say so. Spring quotes also get first pick of summer pour dates.

Can you widen a builder driveway in Avalon?

Yes, and it is one of the most asked-for jobs in any new survey. We saw-cut a clean edge, match the slab thickness, and build the same base depth under the addition so the new strip and the old drive move together or not at all. The one thing we will not do is bury the lot's drainage swale, because that grading is what keeps your basement dry.

Why do driveways and aprons around Caledonia heave in winter?

Clay and shortcuts. The clay plain holds water right where frost can reach it, and any slab on a shallow or poorly compacted base gets lifted when that water freezes. A granular base below frost reach, compacted in lifts, with grading that moves melt away, is the whole defence. It is invisible the day we leave, and it is why the slab looks the same ten springs later.

Our older house near the bridge gets damp basement walls every March. Where do we start?

Start with a look, not a system. On the old streets near the Grand the cause is usually some mix of failed parging, settled grading that tips water toward the wall, and clay that holds melt against the foundation. Sometimes the answer is exterior waterproofing. Often it is cheaper: regrade, repair the parging, seal the cracks. We tell you which before any money moves.

What does a new driveway cost in Caledonia?
