Caledonia buys concrete at both ends of its age range. The new surveys in Avalon want first pours. The established streets off Argyle Street, on both sides of the nine-span bridge that has crossed the Grand since 1927, want repair, and parging is a large part of it. The houses near the bridge are of a similar vintage to it, and many still carry original steps, walks and parging past its service life.
The ground makes the problem worse. Under the lawns, Caledonia is Haldimand clay plain. Tight clay holds spring melt at the surface and against foundation walls instead of letting it drain past, and spring ice on the lower Grand backs water onto low ground near the river. Water that sits against a wall gets behind the parging, freezes, and pushes it off.

Why the parging is falling off older Caledonia houses
Parging is a sacrificial skin. It takes the weather, the salt spray off the driveway and the string-trimmer hits so the wall behind it does not have to, and on the older streets near the bridge much of it has done that job for decades.
When water gets between the coat and the wall and then freezes, it pushes the parge off in sheets. On the clay plain, melt water stands against the wall in spring, so the old coat goes a patch at a time: hollow when you tap it, grey flakes in the garden bed, bare block where it has already gone. Painting over it seals moisture in and speeds the failure where you cannot see it.
How we re-parge an older wall
We sound the whole exposed band and strip every hollow or loose patch back to solid material, then clean off dust and old paint. The wall is dampened and given a bonding agent, because fresh mortar will not hold a dry, dirty face on its own. Fibreglass mesh goes over patches, filled voids and changes in material.
The coat goes on a quarter to three-eighths of an inch thick, in two passes on a rough wall. Where the old coat failed because of water, we look at why before the new coat goes on, so it does not fail the same way.
Can it be done before winter?
Parging needs temperatures above 5°C and a frost-free cure, which here means roughly mid-April to October. A late-season coat that freezes before it cures never hardens properly and usually fails by spring, so we move a job rather than parge into a cold snap.

Parging or a water problem?
Parging sheds weather above grade. It is not waterproofing. If the basement walls go damp every March, the cause on the old streets near the Grand is usually some mix of failed parging, settled grading that tips water toward the wall, and clay that holds melt against the foundation.
Sometimes the answer is exterior basement waterproofing. Often it is smaller: regrade, repair the parging, seal the cracks. We tell you which at the free visit, before any money moves. From October to March, water actively coming in can be flagged urgent in the quote form, and urgent water problems are seen first.

Our basement walls get damp every March. Will new parging fix it?
Not on its own. Parging protects the wall above grade. A damp basement usually comes from some mix of failed parging, settled grading and clay holding melt against the wall. The fix may be regrading, parging repair and crack sealing, or exterior waterproofing. We tell you which at the free visit.
What does parging cost in Caledonia?
There is no honest flat rate, because the cost is mostly prep. The height and length of the exposed band, how much old coat or paint has to come off, whether the wall needs two passes and mesh, and access around the house all move it. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can I just paint over the crumbling parging?
No. Paint seals moisture inside the wall, the next freeze works under the coat, and the crumbling speeds up where you cannot see it. All of it then has to come off before new mortar will bond.
