Foundation Repair in Caledonia
In Caledonia, the right first step depends on which side of town your house is on. In a new Avalon home, a thin crack may be normal settling and the builder may owe the repair. In an older house near the Argyle Street bridge, a damp wall is often grading and parging before it is a crack. We repair poured and block foundations in both. The quote is free and written, and the labour carries a lifetime warranty.

Caledonia buys foundation work at two ends of its age range, and the two need different first questions. This page helps you decide which one you have before you call anyone.
The method itself, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. Here is what changes in Caledonia.
New home in Avalon: ask the builder before you pay anyone
Backfilled ground along new foundations keeps settling for a season or two, so a thin vertical crack in the first years is often normal shrinkage. Write down where it is and how wide it is, and look again after a season.
On a newer house the builder may owe the repair under the new-home warranty. Check that first. If it is yours to fix and the crack starts to leak, polyurethane injection seals it from the inside, usually in one visit and without digging.
Older house near the Argyle Street bridge: start with the damp wall
On the older streets by the bridge, a basement wall that turns damp every March is usually some mix of failed parging, settled grading that tips water toward the house, and cracks. A crack is only one of three suspects.
So we walk the outside first and tell you which problem you have before any money moves. A fresh parge coat covers the repair and protects the wall face once the wall is sound.
The Grand and your basement
Spring ice on the lower Grand backs water onto low ground, and homes near the river carry damp basements in wet years. If water comes in at several places, the job is no longer a crack repair. It is basement waterproofing, and grading comes first there too.
Straight answers
Is the crack in my new Avalon house a problem?
Often not. Thin vertical cracks in the first years are usually normal shrinkage while the backfill settles. Cracks that grow, leak, run horizontally or step through block are the ones that matter. Check your builder's warranty first, then call us for a free written quote if it is yours to fix.
Do you do a single crack in Caledonia?
Yes. Caledonia anchors the north end of our Haldimand routes, so one crack injection fits into a run already passing through. A small job gets the same free written quote as a large one.
What does foundation repair cost in Caledonia?
The cost depends on the number of cracks, whether the wall needs structural reinforcement, and how much drainage or water-management work is involved. A single crack injection is at the small end. The visit and quote are free, and the number on the quote is the number on the invoice unless the job changes.
