Ajax splits in two along the old Lake Iroquois shoreline, and a driveway here depends on which side your lot is on. Near Lake Ontario, in South Ajax and Pickering Village, the ground is a clay plain with a shallow water table, and the homes are older. North of the 401, toward Taunton, Salem and Audley, the homes are newer and the ground is a clayey silt till that bears weight well but still moves with frost. Every driveway we pour gets the same core: excavation to stable ground, a compacted Granular A base, 32 MPa air-entrained concrete for freeze-thaw and road salt, and saw-cut control joints. South Ajax: tear-out and a deeper base on the clay
Many South Ajax driveways are on their second or third surface, and older flatwork here usually went down on a thinner base than we use now. On clay, that is what lifts a slab: water sits under it, freezes and pushes. So a replacement starts with tear-out. We break out the old slab, haul it away, and fix the base problem that cracked or heaved it before we pour.
With the water table close under the south-end streets, we also look at where water goes: the grade of the driveway, the downspouts that empty onto it, and whether melt runs toward the house or the garage. We grade the new slab so water runs off it and away from the foundation. If the basement already takes on water, we tell you, and we can look at basement waterproofing in Ajax as part of the same visit.
North of the 401: wider driveways and the curb cut
On the newer lots up by Taunton, Salem and Audley, the common ask is a wider driveway, often to fit a second car beside the first. The Town of Ajax lets you widen the part of the driveway on your own property up to the maximum width in its Zoning By-law, with no application and no fee to the Town.
The curb is different. If the wider driveway needs a wider opening at the street, that is a curb cut, and only the Town and contractors the Town hires may cut the curb. The homeowner applies to the Town with a drawing of the planned driveway, and the Town says review takes about 10 business days when the application is complete. The Town also recommends that residents talk to its staff before starting any widening. We measure on the site visit and plan the width and the timing around the curb cut, so the new slab and the new curb opening line up.
A new survey lot also needs time. Ground around a new house keeps settling for a year or two, so we check compaction before we pour a driveway that must stay flat.

Straight answers
Do I need a permit to widen my driveway in Ajax?
Not for the part on your own property. The Town of Ajax lets residents widen that part up to the Zoning By-law maximum with no application or payment. If the wider driveway needs a wider opening at the street, you apply to the Town for a curb cut, and only the Town or its contractors may cut the curb. We plan the width with you on the site visit.
Our South Ajax driveway has heaved and cracked. Can you replace it?
Yes. We tear out and haul away the old slab, find what lifted it (usually water held in clay under a thin base), and fix that before we pour. The new driveway goes on an excavated, compacted Granular A base, graded to drain away from the house. Tear-out and disposal are in the written quote, not a surprise at the end.
We just moved into a new home near Taunton. When can we pour a concrete driveway?
Usually after the ground has had time to settle, often after the first spring. Ground around a new house keeps settling for a year or two, and a driveway poured too early can sink. We check the compaction on the site visit and tell you if the lot is ready.
How much does a concrete driveway cost in Ajax?
Size sets the floor, then the finish, the base the ground needs, access, and whether an old slab has to come out. On the South Ajax clay the base can go deeper.
