South Ajax and Pickering Village: sunken steps and tired walks
The older end of town holds postwar and mid-century homes, and many of their foundations were never sealed to a modern standard. Down toward the lake the ground is a clay plain with a shallow water table. Clay holds water against the wall, and steps poured onto loose backfill beside that wall tend to sink and tip away from the door. The gap that opens sends water down the foundation wall.
So we look at where water goes before we pour: the slope of the walk and of each tread, and the downspouts that empty onto it. A rebuilt entrance starts with tear-out and disposal of the old steps, then firm ground, a compacted granular base and, wherever the steps attach to the house, footings below the frost line. North of the 401: new lots near Taunton, Salem and Audley
Up the slope the ground is a clayey silt till. It bears weight well but still moves with frost, so we dig the base to real depth and compact it. The ground around a new house keeps settling for a year or two after the build, and a walkway or landing poured too early can sink at the door.
That is why we check the compaction before pouring, and why many owners of a new home wait through the first spring. We can add a path to a side or rear door, build a landing, or pour steps on the same compacted base. Straight answers
Why have my front steps in South Ajax sunk or pulled away from the house?
Usually because they sit on loose backfill beside the foundation. The backfill settles, and the steps tip away from the door, opening a gap that sends water down the foundation wall. The fix is new steps on footings below the frost line, or tied into the structure, on a compacted base.
We just moved into a new home near Taunton. When should we pour a walkway?
Usually after the lot has settled and you can see how water runs across it, often after the first spring. The ground around a new house keeps settling for a year or two, so we check the compaction before pouring.
Is one set of steps too small a job for a crew to come to Ajax?
No. Sunken steps and a cracked walkway panel ride along on the same trips east as the bigger driveway and patio work. We quote steps in writing like any driveway, and the quote is free.
How much do new concrete steps or a walkway cost in Ajax?
