Ajax is a Lake Ontario town of about 127,000 in Durham Region, and it has an origin most towns do not. What the ground here does to concrete
Ajax has two grounds, split by the old Lake Iroquois shoreline that crosses the town. Near Lake Ontario the land flattens into a clay plain that slopes to the water, and the water table sits shallow under the south-end streets. Clay holds water against a foundation and heaves when frost reaches under a thin slab, and a high water table near the lake pushes that water at any wall that was never sealed to a modern standard. Lake Ontario also drives the freeze-thaw that wears concrete on this shore. Wet snow, a January thaw, then a hard refreeze, over and over until spring, and salt riding in on the cars all winter. Why do so many basements in South Ajax get water in the spring?
It comes down to where the town sits. The south end near the lake is on a clay plain with a shallow water table, and a lot of that housing dates to the postwar years when walls were not sealed the way they are now. Clay holds the melt against the foundation and the high water table pushes it at any weak point, so water finds the crack or the cold joint and works through. Depending on what the inspection turns up, the fix is crack injection, parging, regrading or interior or exterior waterproofing. Ajax names its streets after a wartime ship. Does the town's age change a concrete job here?
The history is real and so is its effect on the work.
