Ajax splits in two along the old Lake Iroquois shoreline, and the repair list follows the split. Near Lake Ontario, in South Ajax and Pickering Village, the homes are older and the ground is a clay plain with a shallow water table. Much of the older concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. South Ajax: clay, water and older flatwork
Older flatwork in South Ajax usually went down on a thinner base than we use now. On clay, that is what lets a slab sink or heave: water sits under it, freezes and pushes. Clay holds water and heaves when frost reaches under a thin slab, and the water table sits shallow under the south-end streets.
So an Ajax repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring. Lake Ontario also drives the freeze-thaw on this shore: wet snow, a January thaw, a hard refreeze, and salt riding in on the cars all winter. That wears the surface from the top down, which is why sealing and surface repair matter here.
Newer lots up north
North of the 401 the surveys are newer, and the ground bears weight well but still moves with frost. Ground around a new house keeps settling for a year or two, so a slab that sinks beside a new build is often a settling base, not bad concrete. We lift it back to grade and look at why the base gave way, so it does not sink again.
When a driveway or walk has cracked all over or its base has failed across the whole area, an overlay will not save it. Then we quote the replacement straight, and a new Ajax driveway is built on a compacted base for the ground your lot is on.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A basement wall that takes on water through the spring melt, common near the lake, is a different question.

Straight answers
Should I repair or replace the cracked concrete at my Ajax home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material under the slab to fill the void and float it back to grade. Mudjacking uses a slurry and wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Ajax?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Do you take a small Ajax repair, like one step or a crack?
