Ajax splits in two along the old Lake Iroquois shoreline, and a patio here depends on which side of that line your yard is on. North of the 401, up toward Taunton, Salem and Audley, most homes are newer builds, and many of them still have the bare backyard the builder left. South of the line, toward Lake Ontario and around Pickering Village, the homes are older, and the ground is a clay plain with the water table close under it. A patio is a drainage job that is also a nice place to sit. We slope the slab about 2 percent away from the house, use 32 MPa air-entrained concrete for the freeze-thaw winters, and put it on a compacted granular base. New lots up north: let the ground settle first
A new survey near Taunton or Salem looks finished, but the ground around the house is still settling. Backfill against a new foundation keeps settling for a year or two after the house goes up. A patio poured on that ground can sink at the house edge and tip the wrong way, toward the wall.
So for a new lot, we usually tell you to wait through the first spring, then we check the compaction before we pour. Up the slope the ground is a clayey silt till that bears weight well but still moves with frost, so we dig the base to real depth and compact it. Spring is a good time to ask for the quote, because summer slots in north Ajax fill fast.
Older homes near the lake: keep the water off the wall
In South Ajax and Pickering Village, the clay holds water and the water table is shallow. Many of these postwar foundations were never sealed to a modern standard. A patio that is flat, or that has settled toward the house, sends every rain and every spring melt to that wall. That is how a new patio can turn into a wet basement.
Before we pour against an older home, we look at where the downspouts empty, how the yard drains, and whether the old slab or steps have sunk. We set the slope away from the house and plan the joints around the shape of the patio. Gazebos and pool decks
A backyard pad that carries a gazebo is not ordinary patio space. Bring the gazebo plan to the site visit, and we plan the base, the reinforcement, the edge thickness and the anchors for that structure. We quote the patio and the pad as one job.

Will a new patio make my South Ajax basement wetter?
Not if the patio is built right. The south end sits on clay with a shallow water table, so any slab that slopes toward the house sends water to the wall. We slope every patio about 2 percent away from the house and check where your downspouts empty. If your wall already leaks, we tell you before we pour.
How much does a concrete patio cost in Ajax?
The finish you pick and how easily the concrete truck can reach the backyard set most of the price. Size, the base the ground needs and any steps or levels set the rest.
