Concrete Repair and Resurfacing in Pickering

We repair cracked, sunken and worn concrete across Pickering: crack injection, slab levelling, resurfacing, step rebuilds and sealing. In the older lakeshore neighbourhoods, decades of frost, water and road salt on concrete poured on a thin base can do the damage. In Seaton and the newer surveys, ground that is still settling can. We find the cause before we quote the fix, and we say plainly when a repair will not hold. The quote is free and written, and the labour carries our lifetime warranty.

Where your Pickering concrete sits decides why it failed. The south end along the lake, Bay Ridges, West Shore, Rosebank, Dunbarton and Liverpool, is older housing, much of it built from the 1950s through the 1970s. Seaton and the northern surveys are new streets on land that was farm fields a few years ago. See our Pickering page for everything else we do in the city.

Most damaged concrete does not need to come out. A crack can be injected, a sunken slab levelled, a worn surface ground and resurfaced. The full method for each is on our concrete repair and resurfacing page. This page covers what Pickering ground and Pickering homes change about the job.

Lakeshore Pickering: frost, clay and salt on older concrete

The south end sits on the old Lake Iroquois shoreline plain, where the soil runs to clay and the water table sits high under the older streets. Clay holds melt and rain against concrete, and a driveway, walk or step poured in the 1960s or 1970s rarely got the base depth we build to now. Once frost gets under a thin slab near the lake, it heaves and the panel cracks. Water sits in the crack, freezes, and opens it wider every winter.

Pickering also gets freeze spray off Lake Ontario near the shore, hard freeze-thaw swings, and road salt that chews exposed concrete every season. Salt is what turns a sound surface into a pitted, scaling one, and sealing slows that damage but cannot reverse it.

Steps, walks and settled slabs on older streets

Settled front steps and walks that tip toward the house can happen where the ground and the base have let go. Depending on how far gone they are, we level and re-support the slab, rebuild the broken edges, or form and re-pour the step on a compacted base.

A repair has to deal with the cause. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while a downspout keeps washing out its base sinks again. So we check the base, the grade and the drainage before we quote.

Seaton and the new surveys: ground that is still moving

Seaton is built on glacial till that heaves when frost reaches under a thin slab, and around a new house it keeps settling after the builder backfills. A builder-poured walk, step or garage pad can crack or sink in its first few winters for that reason. We look at where the settling is coming from before we fix the concrete.

Where the base itself has failed, replacement is the honest call. Our concrete slabs and garage pads page covers replacement.

When the crack is a wall or water question

A crack in a walk or a garage slab is a repair job. A crack in a basement wall that takes on water every spring is a different question, and so is block whose parging has flaked off. In the older lakeshore neighbourhoods, where the homes are older and the water table sits high, it is worth asking.

Booking a Pickering repair

Pickering sits at the far west edge of Durham, a long drive from our home routes, so we book Pickering work into planned trips to the area and give you firm dates, not a same-week promise. Small repairs like a section of walkway or a front step ride along on the same trips and carry the labour warranty like a full driveway. We reply to every request within one business day.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Pickering home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

The driveway on my West Shore street is cracking and lifting. Can it be repaired?

Sometimes. If the damage is local and the base is sound, we can inject cracks and resurface the worn areas. A driveway poured decades ago on a thin base that has heaved across its whole length is usually past repair, and we will tell you so at the site visit rather than patch it.

Can you fix the front steps on an older Bay Ridges house instead of replacing them?

Often, yes. If the steps are still sound underneath, we can grind and resurface worn treads and rebuild broken edges. If they have sunk or the base has failed, we re-support them or pour new steps on a compacted base.

How much does concrete repair cost in Pickering?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
