Delhi is a town of long-held houses from the tobacco decades: storey-and-a-half brick and frame homes around the core, a thin ring of newer builds, and farm properties starting where the town ends. Many of those driveways have been patched more than once already, and they are reaching the age where patching stops paying.
The ground is the other half of the story. Delhi sits on some of the deepest sand in Norfolk, and sand fails a driveway in a different way than the clay in most of Southern Ontario. Sand seldom heaves. It washes out.
In clay country, water sits under a slab, freezes and lifts it. In Delhi, meltwater moves down through the sand instead, so driveways here rarely heave. The local failure is quieter. Where a downspout, a swale or a slab edge puts water in one place, the sand is carried off grain by grain, until one corner of the driveway has nothing under it and cracks under its own weight.
So we never pour straight on sand. We excavate, compact a granular base in lifts so it cannot migrate, and contain the edges so runoff cannot mine out the perimeter. Then we grade the driveway so water moves away from the house and off the slab, and we look at where the downspouts empty before we set a form.
Freeze-thaw and salt still count
Sand makes frost heave uncommon, but it does nothing for the surface. Lake Erie keeps midwinter flipping across zero, and Highway 3 carries road salt through town. We pour air-entrained 32 MPa concrete, the mix our spec calls for where freeze-thaw and de-icing salt are a fact of life, so the surface does not flake in its first winters.
Replacing an old driveway
When we replace a driveway, we break out the old slab, haul it away, find what cracked it (on sand, usually an undermined edge), fix that, and pour fresh. Where trucks or trailers park, we pour 125 mm instead of 100 mm.
Delhi books onto the same western Norfolk route as Courtland and Langton. A new driveway needs vehicles kept off for 48 hours at least, and heavy trucks off for a full week, so plan the pour around when you need the car.
Straight answers
The ground at our Delhi house is pure sand. Why do we need a gravel base?
Sand drains well, but it does not stay where you put it. A driveway needs a base that is both drained and fixed in place. Compacted granular over the sand gives the slab a stable bed, and contained edges stop runoff from washing out the perimeter. Pouring straight on sand is how so many slabs end up cracked along one undermined corner.
Our old driveway cracked at one corner. Can you replace it?
Yes. We tear out and haul away the old slab, find out why that corner lost support (often a downspout or a low spot sending water along the edge), and fix the water problem before we pour. The new driveway goes on a compacted granular base graded to drain away from the house. Tear-out and disposal go in the written quote.
Can you pour a driveway or apron for farm trucks outside town?
Yes. Where trucks, trailers or equipment park, we pour 125 mm thick instead of 100 mm and reinforce the slab where the load or the soil calls for it, on the same compacted base.
How much does a concrete driveway cost in Delhi?
Size sets the floor. Then the finish (broom, exposed aggregate or stamped), the base the lot needs, access, and whether an old slab has to come out.
