Delhi is a town of long-held houses from the tobacco decades: brick and frame homes around the core, built from the forties through the seventies. Their front steps and walks are reaching the age where things let go. Many have been patched already, and a step that moves is a trip hazard.

Sand seldom heaves. It washes out.
Delhi sits on some of the deepest sand in Norfolk. Meltwater moves down through it instead of freezing in layers under the concrete, so a walkway here rarely heaves. The local failure is quieter. Where a downspout, a swale or a slab edge puts water in one place, the sand is carried off grain by grain, until one corner of a step or a walk panel has nothing under it and cracks under its own weight.
So a freestanding walkway goes on a compacted granular base, never straight on sand, with contained edges and a slope that sends water away from the house instead of along it. We look at where the downspouts empty before we set a form.
Steps on tobacco-era homes
Steps and porches that attach to the house are different from a freestanding walk. The soil beside a foundation is backfill, and it keeps settling for decades. Steps poured on it sink and tip away from the door, which opens a gap that sends water down the foundation wall.
New steps and porches that attach to the house get footings below the frost line, about 1.2 metres down, or get doweled into the foundation wall where that is the sounder detail. Lake Erie keeps midwinter flipping across zero and Highway 3 carries road salt through town, so we pour air-entrained 32 MPa concrete, with risers formed to a uniform height and treads finished for grip.
Repair, relevel or rebuild?
Not every worn step needs replacing. A porch with spalled corners and a sound slab can often be resurfaced, and we do concrete repair in Delhi too. Steps that are cracked through, or that have taken water into their body for years, get rebuilt on proper footings.

Straight answers
The ground at our Delhi house is pure sand. Does a walkway still need a gravel base?
Yes. Sand drains well, but it does not stay where you put it. A freestanding walkway floats on compacted granular base, with contained edges so runoff cannot wash out the perimeter. Pouring straight on sand is how slabs end up cracked along one undermined corner.
Will you come out to Delhi to rebuild one step?
We will. A single step rebuild or a short stretch of walk gets a written quote and the same lifetime warranty on labour as a full project. Because Delhi is on a scheduled route day, small jobs are worth doing for both sides.
Why are the front steps pulling away from our older Delhi house?
Usually because they sit on backfill that has kept settling for decades while the house, on deep footings, stays put. Solid steps that sank can sometimes be lifted back; failed ones get rebuilt on footings below the frost line so it does not happen twice.
How much do new concrete steps cost in Delhi?
Steps are quoted by the job, not by area. The number of risers, the total height, the footings and the tear-out of the old set drive the cost more than size does. The site visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
