Delhi is a town of long-held houses from the tobacco decades: storey-and-a-half brick and frame homes from the forties through the seventies. Their concrete is reaching the age where things let go: front steps on their last legs, walks and driveways patched more than once, slabs with one corner gone.
Most of it does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. Why Delhi slabs crack: sand, not heave
Delhi sits on some of the deepest sand in Norfolk. Meltwater moves down through sand instead of freezing in layers under the concrete, so slabs here rarely heave the way they do in clay country.
The local failure is quieter. Wherever a downspout, a swale or a slab edge concentrates flow, the sand is carried off grain by grain, until one corner of a pour has nothing under it and cracks under its own weight. A crack filled over that corner opens again, so the repair starts underneath: we check the base, the grade and where the water goes before we quote.
Where a slab has sunk into such a void, it can often be lifted back to grade and the washout fixed. Where the base has failed across the whole area, we tell you at the visit that replacement is the better spend.
Steps, walks and driveways on tobacco-era homes
Front steps and walks on Delhi's older streets were poured a generation or two ago. Highway 3 carries a steady ration of road salt through town, and freeze-thaw works on exposed concrete from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound walk or driveway can be ground back and given a bonded overlay instead of a tear-out.
An overlay needs a sound, stable slab underneath. If the slab is still moving, we fix the base first or quote a replacement, such as a new concrete driveway in Delhi.
When the crack is in the foundation
A crack in a walk or a garage slab is a repair job. Many Delhi houses stand on mid-century block foundations, and where the parging outside has failed the block takes the weather directly. A wall crack that leaks or keeps growing is a different question from a surface patch.

Sand drains fast, but it does not stay where you put it. Where a downspout, a swale or a slab edge concentrates flow, the sand is carried off grain by grain, and a corner of the slab is left with nothing under it. We find where the water goes before we quote the fix, so the repair does not fail the same way.
Should I repair or replace the cracked concrete at my Delhi home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a corner that settled, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. How much does concrete repair cost in Delhi?
