Delhi is a town of long-held houses from the tobacco decades: storey-and-a-half brick and frame homes around the core, built from the forties through the seventies, many of them on mid-century block foundations.
The ground under them is different from most of the places we waterproof. In clay towns the soil holds water against a wall for weeks. Delhi's sand drains fast, the same ground that made the tobacco belt possible. Where a downspout, a swale or a slab edge concentrates flow, though, the sand is carried off grain by grain.

Sand drains fast, but runoff still matters
Delhi sits on the Norfolk sand plain. Meltwater and rain move down through sand instead of sitting in layers, which is why slabs here rarely heave the way they do in clay country. For a basement, that is mostly good news: a wall on sand does not usually carry the steady, all-round pressure that a wall in heavy clay does.
The trouble starts where water is concentrated. A downspout, a low spot by the wall or a walk that tips toward the house puts a lot of water in one place, and on sand that flow carries the ground off grain by grain.
So we check the outside before we sell anything inside. Sometimes the right first step is grading and moving the water away from the wall. Where the wall itself lets water through, we put in a real system and tell you plainly what each option will and will not change.
Older block foundations: interior or exterior
Much of Delhi's housing stands on block foundations from the mid-century decades. On these walls the parging outside often failed long ago, popping off a section at a time, so the block has been taking the weather directly.
An interior weeping-tile system collects water along the footing and sends it to a sump, and it goes in without digging up the yard. An exterior dig and membrane keeps the wall itself dry from the outside, which matters when the block is breaking down. Where we dig outside on a Delhi lot, the backfill and the grade go back so water moves away from the house, and fresh parging protects the exposed band above grade.
