Most Brampton driveways we are asked about sit on newer lots. In Mount Pleasant, Springdale, Sandalwood, Credit Valley and Castlemore, the builder usually pours only a basic strip of driveway and leaves the wider drive, the side pad and the walkway for the owner to add later. In the older streets around the Four Corners and downtown, the job is more often a tired slab that has cracked or lifted and needs to come out.

Peel clay: why the base is the job
Brampton sits on the Peel clay plain. That heavy clay swells when it is wet, heaves when frost gets under a slab, and drains so slowly that it holds melt and rain for weeks. Concrete poured on clay that was not dug out and compacted moves in the first hard winter and cracks where the base gives way.
So we excavate to firm ground, bring in Granular A and compact it in lifts, deeper on soft clay. Then we pour air-entrained 32 MPa concrete, which resists freeze-thaw and road salt, and we grade the slab so water runs off it and away from the house and garage.
New lots: builder fill and settling ground
On a new survey, builder fill and topsoil are often left where a driveway or pad is going. Concrete on that material has nothing solid under it. We take it out before we build the base.
A new lot also keeps settling for a season or two, and the grading can still move water the wrong way. If you just took possession, we suggest you let the lot come through its first spring before the permanent pour, and quote in spring, because the newer neighbourhoods all want the same summer slots.
Wider driveways, second-car pads and replacements
Widening a builder driveway or adding a pad for a second car is common work in Brampton. Where a truck or trailer parks, we pour 125 mm instead of 100 mm and reinforce with rebar.
For an old driveway in the older core, we break out the slab, haul it away, fix what lifted it and pour new. Tear-out and disposal go in the written quote. A new slab needs vehicles kept off for 48 hours at least, and heavy trucks off for 7 days.

Why did the driveway on our newer Brampton home crack in its first few winters?
Usually because of what is under it. Many new Brampton lots have builder fill or topsoil left on heavy Peel clay, and frost heaves that ground. A slab with no firm, compacted base under it lifts and cracks. When we replace it, we dig to firm ground and build a compacted granular base before we pour.
Can you widen our builder driveway or add a pad for a second car?
Yes. We excavate the new area, compact a granular base for the clay, and pour the new section to meet the existing slab at the same height. Where heavier vehicles park, we pour it thicker and reinforce it.
We just moved into a new Brampton subdivision. When should we redo the driveway?
After the lot has come through its first spring. A new lot keeps settling for a season or two, and we like to see how the ground and grading behave before a permanent pour. Get your quote in spring for a better slot in the summer schedule.
