Brampton sits on heavy Peel clay. That clay swells when it is wet, heaves when frost gets under it, and drains so slowly that it holds melt and rain for weeks. Steps and walkways feel it first, because they sit at the edge of the house where the soil was dug out and put back. See our Brampton page for everything else we do in the city.

The full method for footings, riser heights, mix and thickness is on our concrete walkways and steps page. This page covers what Brampton ground and Brampton homes change about that job.

Newer lots: steps and paths on settling fill

In Mount Pleasant, Springdale, Sandalwood, Credit Valley and Castlemore, the builder pours the driveway strip and the garage floor. The soil beside the foundation is backfill, and on a new lot it keeps settling for a season or two. Steps or a walkway poured on it can sink and pull away from the house, which opens a gap that sends water down the foundation.

So on a newer lot we check the compaction before we pour. A freestanding walkway floats on a compacted granular base, with 100 mm (4 in.) of 32 MPa air-entrained concrete on top and a slope so water runs off it, not along its edge. If you just took possession, we suggest you let the lot come through its first spring before a permanent pour.

Older streets: steps that have been through decades of winters

Around the Four Corners and downtown, many homes are older, and their steps have been through many Ontario winters on slow-draining clay. Watch for a gap between the steps and the house, a landing that tips away from the door, and spalled treads from road salt.

New steps and porches that attach to the house get footings below the frost line, about 1.2 metres down, or get doweled into the foundation wall where that is the sounder detail. That stops them moving on their own as the ground freezes and thaws. If the wall already lets water in, we tell you, and we can look at basement waterproofing in Brampton at the same visit.

Repair, relevel or rebuild?

Not every worn or sunken step needs replacing. Steps that are sound but have settled can sometimes be lifted back into position once the water problem is fixed. A porch with spalled corners and a sound slab can often be resurfaced. Steps that are cracked through, or that have been taking water into their body for years, get rebuilt on proper footings.

We tell you which one you have at the free site visit. The written quote names each part, the steps, the walkway and the tear-out, so you can compare it with anyone else's. Brampton is east of our home routes, so we book Brampton jobs into planned trips to the area and give you a real date. We reply to every request within one business day.

Questions

Straight answers

Why are the front steps on our newer Brampton home pulling away from the house?

Usually because they sit on builder backfill that is still settling, on top of heavy Peel clay. The steps sink while the house, on deep footings, stays put. Solid steps that sank can sometimes be lifted back; failed ones get rebuilt on footings below the frost line so it does not happen twice.

We just moved into a new Brampton subdivision. When should we redo the walkway?

After the lot has come through its first spring. A new lot keeps settling for a season or two, and we like to see how the ground and grading behave before a permanent pour. Get your quote in spring for a better slot in the summer schedule.

How much do new concrete steps cost in Brampton?

Steps are quoted by the job, not by area. The number of risers, the total height, the footings and the tear-out of the old set drive the cost more than size does. The site visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

Can you rebuild the front walkway and steps together?

Yes. Doing them as one project lets us set the path grade, landing height, riser spacing and drainage together, instead of making new work meet a failed piece. The written quote can show the walkway and the steps separately, so you see what each part adds.
