Vaughan's ground changes from south to north, and steps and walkways feel it first. Most of the city is on the heavy clay of the Peel plain. Toward Kleinburg the land meets the sandier Oak Ridges Moraine. See our Vaughan page for everything else we do in the city.
The full method for footings, riser heights, mix and thickness is on our concrete walkways and steps page. This page covers what Vaughan ground and Vaughan homes change about that job.
Woodbridge and Thornhill: steps that have been through decades of winters
Many homes in the older parts of Woodbridge and Thornhill have steps and front walks that have stood through decades of York Region winters. Clay swells when it is soaked and heaves when frost gets under it, so watch for a gap between the steps and the house, a landing that tips away from the door, and treads that flake or spall.
New steps and porches that attach to the house get footings below the frost line, or are doweled into the foundation wall where that is the sounder detail. That stops them moving on their own as the ground freezes and thaws. If the wall already lets water in, we say so, and we can look at basement waterproofing in Vaughan at the same visit.
Maple, Concord and Kleinburg: new surveys and sandier ground
On a new survey the builder usually pours the bare driveway strip and the front walk. The soil next to the house keeps settling for a year or two after it goes up. Steps or a path poured on it too early can sink and pull away from the house. So we check the compaction before we pour.
Toward Kleinburg the moraine drains much faster than clay, so frost heave is the smaller risk. The bigger risk is the base washing out. There we keep the base contained and slope the walkway so water runs clear of it and of the door. We decide the base on site, after we see your ground.
Repair, relevel or rebuild?
Not every worn or sunken step needs replacing. Steps that are sound but have settled can sometimes be lifted back into position once the water problem is fixed. A porch with spalled corners and a sound slab can often be resurfaced. Steps that are cracked through, heaved or without proper footings get rebuilt on proper footings.
We tell you which one you have at the free site visit. The written quote names each part, the steps, the walkway and the tear-out, so you can compare it with anyone else's. Vaughan is reached by the 400 and the 407, so we book Vaughan jobs into planned trips and give you a real date. We reply to every request within one business day.
Straight answers
Why are the front steps on our older Woodbridge home pulling away from the house?
Most of Vaughan sits on Peel clay, which swells when soaked and heaves when frost gets under it. Solid steps that sank can sometimes be lifted back; failed ones get rebuilt on footings below the frost line so it does not happen twice.
We just moved into a new build in Maple. When should we redo the walkway?
Give the ground time to settle. Soil on a new survey keeps settling for a year or two after the house goes up, and that settling cracks a path poured too early. We check the compaction before we pour anything.
Does a walkway near Kleinburg need a different base than one in Thornhill?
It can. Toward Kleinburg the moraine brings sandier ground that drains fast, so we contain the base so it cannot wash out and slope the path away from the house. In Thornhill, on heavier clay, frost heave is the risk, so the base is dug deeper and compacted hard.
How much do new concrete steps cost in Vaughan?
We do not publish a flat number, because two sets of steps can be very different jobs. The riser count, the total height, the footings and the tear-out of the old set drive the cost, along with size, finish, base and soil, and access. The site visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can you rebuild the front walkway and steps together?
Yes. Doing them as one project lets us set the path grade, landing height, riser spacing and drainage together, instead of making new work meet a failed piece. The written quote can show the walkway and the steps separately.
