Simcoe sits on the Norfolk sand plain, and sand changes how steps and walkways fail. In clay towns, frost lifts concrete. Here, meltwater drains down through the ground instead of freezing in layers, so heave is less of a problem. The problem is erosion. Sand moves wherever water runs in one place, and it leaves quietly, grain by grain.
When one side of a Simcoe front step has dropped, the cause is usually a downspout, a low spot in the grading or a leaking eavestrough sending water beside the footing. The sand under one corner washed out, and the steps tipped toward the gap.
Much of the town is old, too. Streets near the core and the Lynn River hold homes from the 1850s onward, with a lot of postwar bungalows around them. We quote them in writing like any larger job, from one cracked walkway panel to a full entrance rebuild.
On sand, the footing and the water are one job
New steps and porches that attach to the house get footings below the frost line, about 1.2 metres down, or get doweled into the foundation wall where that is the sounder detail. That stops them moving on their own as the ground freezes and thaws. On Simcoe sand, that is half the job. The other half is the water.
If the downspout still empties at the same corner, the sand around new steps can still wash away. So the fix includes rerouting that water, not only the concrete.
Walkways: a contained base and a slope that sheds water
A freestanding walkway does not need frost footings. It floats on a compacted granular base, 100 mm (4 in.) of 32 MPa air-entrained concrete on top. The path needs a slope so water runs off it, not along its edge.
Lake Erie also matters. It keeps Simcoe winters moving back and forth through zero instead of staying frozen, so concrete that holds water on its surface sees more freeze-thaw cycles each season. Add road salt carried in on boots, and air-entrained mix, proper slope and a sealed finish are the right choice for any front path here.
Repair, relevel or rebuild?
Not every sunken or worn step needs replacing. Steps that are sound but have settled can sometimes be lifted back into position once the water problem is fixed. A porch with spalled corners and a sound slab can often be resurfaced. Steps that are cracked through, or that have been taking water into their body for years, get rebuilt on proper footings.

Why is one side of my front steps sinking?
On Simcoe sand, it is almost always water moving soil, not the steps failing. A downspout, a grading low spot or a leaking eavestrough sends water beside the footing, the sand under one corner washes away, and the steps settle toward the gap. The fix is to relevel or rebuild the steps and to move the water, so the new work does not fail the same way.
