Concrete in Simcoe fails differently from clay country. The town sits on the Norfolk sand plain, so frost heave is less of the story and erosion is more.

Much of the housing is old, too. Streets near the core hold homes from the 1850s onward, many on brick over rubble or early block foundations, and the steps, walks and parging that go with them have had a long time to wear. Most of that concrete does not need to come out. The full method is on our concrete repair and resurfacing page. This page is about what Simcoe's ground and older houses change about the job.

Sand washes out before it heaves

Sand migrates wherever water runs concentrated. The classic Simcoe failure is a step footing or slab edge with the ground quietly washed out from underneath, usually from a downspout that has discharged in the same spot for thirty years.

So a Simcoe repair starts with the water. We check the base, the grade and where the downspouts send their flow before we quote. A step relevelled while the downspout keeps washing out the footing settles again, so the fix includes rerouting the water.

Steps, edges and surfaces on older Simcoe homes

Lake Erie keeps Simcoe winters swinging back and forth through zero, which gives concrete that holds water on its surface more freeze-thaw cycles each season, and road salt adds to it. Treads scale from the top down and slab edges crumble where they were never well contained.

Depending on how far gone it is, we inject the crack, grind and resurface the worn surface, or form and re-pour the step with air-entrained 32 MPa mix on a compacted base. Past a point, replacement beats another patch, and the written quote tells you which side of that line your concrete is on.

When the problem is the wall, not the slab

A crack in a walk or garage slab is a repair job. A flaking parge coat or a damp basement wall on a century home is a different question. Low ground near the Lynn River has a high water table, so basements in the old core can stay damp even on sand.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Simcoe home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: a crack or two, a step that settled on one side, surface scaling or a broken edge. Replacement wins when the base has washed out across the whole area or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

Why is one side of my front steps sinking?

On Simcoe sand, sinking steps usually trace back to water moving soil. A downspout or a low spot concentrates flow beside the footing, the sand under one corner migrates and the steps settle toward the gap. Depending on what we find, the fix is relevelling or rebuilding the steps, and it includes rerouting the water.

How much does concrete repair cost in Simcoe?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.

When should I book a concrete repair in Simcoe?

Book whenever you see the damage: the visit and the written quote are free. If water is actively coming into your basement between October and March, you can flag it as urgent in the form.
