Simcoe is an old town for its size. Streets near the core hold homes from the 1850s onward, many of them brick over rubble or early block foundations, and the rings around them filled in from the 1920s through the postwar years.
Parging is a sacrificial skin. It takes the snow piled against the wall, the salt spray off the street and the meltwater running down the siding, so the foundation behind it does not have to. When it cracks, sounds hollow and comes off in sheets, the wall behind it starts taking that damage instead.

Why parging fails on Simcoe homes
Lake Erie keeps Simcoe winters swinging back and forth through zero rather than locking into one long freeze. For parging, that means more freeze-thaw cycles each season. Every time water gets into a hairline crack or behind a weak bond and then freezes, it pushes the coat a little further off the wall. A coat that might last a long time in a steady freeze lets go sooner here.
The walls themselves add to it. A rubble or early block foundation has an irregular, often soft face, and older parge coats were often troweled on without a bonding agent. New cement put over dusty, damp or crumbling material never bonds properly, which is why some older Simcoe homes have parging that flakes off again a winter or two after a quick patch.
Paint makes it worse. A crumbling parge coat gets painted to tidy it up, the paint seals moisture into the wall, and the next freeze works behind it where you cannot see it. If your parging has been painted, plan on stripping it back to sound material before any new coat goes on.
Sand, downspouts and the base of the wall
Simcoe sits on the Norfolk sand plain. Meltwater drains down through sand instead of freezing in layers like it does in clay towns, but sand moves wherever water runs in one place. A downspout that has emptied beside the same corner of the house for thirty years can wash the soil away from the foundation, leave the bottom edge of the parging exposed below the old grade, and soak the wall at that spot every rain.
Low ground near the Lynn River also has a high water table, and basements in the old core can stay damp even on sand. Parging is a weather skin, not waterproofing: if water is coming into the basement, start with basement waterproofing and parge after.
How we re-parge an older Simcoe wall
Prep decides everything. The crew sounds the exposed band and strips every hollow, cracked or loose section back to material that holds, then cleans off dust, old paint and anything mortar cannot grip. Soft joints between blocks or stones get repaired first where the wall needs it. The wall is dampened, a bonding agent goes on, and fibreglass mesh ties the coat together across patches, filled voids and changes in material.
Then the coat: a quarter to three-eighths of an inch, built in two passes on a rough wall, with clean edges at the brick or siding line and at grade. It is kept damp while it cures so it hardens instead of drying out in an afternoon. We work above 5°C with a frost-free cure, so late-season jobs get booked with the cold in mind. If the wall behind the parging is the real problem, we tell you that instead of selling you a cosmetic coat.

The parging on our older Simcoe home keeps flaking off. Is it worth redoing?
Usually yes, if it is done as a system and not a patch. Parging fails on older Simcoe foundations because new cement gets put over dusty, damp or crumbling material and never bonds. We strip the loose coat back to sound material, repair the wall where it needs it, bond and mesh the new coat, and cure it properly. If the wall behind it is the real problem, we tell you that at the quote.
Why is the parging failing at only one corner of my house?
On Simcoe sand, look at the water first. A downspout or low spot that sends water to the same corner keeps that part of the wall wet, and it can wash sand away from the base and expose the bottom of the coat. More water means more freeze-thaw damage at that spot.
Will new parging fix my damp basement?
No. Parging protects the wall above grade from weather. It does not stop water coming through the foundation below grade. Near the Lynn River the water table is high, and some basements in the old core stay damp even on sand. If water is coming in, that is a waterproofing job first, and the parge goes on after.
What does parging cost in Simcoe?
There is no honest flat rate, because the cost is mostly prep, not coverage. A sound wall that needs a fresh coat is the low end. Stripping failed or painted parging back to solid material, repairing joints, the height of the band, mesh and access all add to it.
