Keswick is the largest community in Georgina and where the new subdivisions are still filling in. Sutton, Jackson's Point and Pefferlaw are older and closer to the lake, with many converted cottages, so a pad there often sits on wetter, sandier ground.

New Keswick lots: let the ground settle first
New-survey ground keeps moving for a season or two after the builder leaves. A pad that has to stay flat does best after the first spring, once the lot has settled and you can see how water drains across it. We check compaction before we pour.

Sandy, wet ground near Lake Simcoe
The south shore of Lake Simcoe is low and sandy, with marshy stretches and a high water table. Wet sand under a slab can wash an uncontained base out from under it. So we contain and compact a Granular A base before we pour.
Keep the pad's edge and slope in mind too: we price thickened edges and a floor sloped to drain at the door into the written quote when the building plan calls for it.
Garage floors, workshops and planning the job
A detached garage floor can take anchor bolts set in the wet concrete, thickened edges, or a floor sloped to drain at the door when the building plan calls for it. All of it is priced up front in the written quote.
Georgina is the far north edge of the GTA, so pads here ride along on planned trips with a real date, not a same-week promise. Keep vehicles off a new garage floor for at least 48 hours.

Usually after the first spring. New-survey ground keeps moving for a season or two, so we wait for the lot to settle and check compaction before we pour a slab that has to stay flat.
Does sandy lakeshore ground need a different base under a pad?
Where the water table runs high, wet sand can wash an uncontained base out from under a slab. We contain and compact a Granular A base before we pour.

How much does a concrete pad cost in Georgina?
