Binbrook is a farm village that filled up with subdivisions, and most pad calls come from the new surveys. The house closes, the landscaping starts, and the owner wants a pad for the shed, the hot tub or the garage side. Out on the acreages around the village, the same call is for a shop floor or an equipment pad.

The ground under a pad is clay that drains slowly, and on new lots it is also fill that has not finished settling. Both are base problems.

The full spec, thickness, reinforcement and base depth, is on our concrete slabs and garage pads page. This page is about what a Binbrook pad needs in particular. Send the form for a free written quote; the number on it is the number you pay unless you change the job.

Clay that holds water under the pad

The plain south of the escarpment is tight, slow-draining ground. Snowmelt and spring rain sit in it instead of falling away. Water trapped under a slab freezes, expands and lifts it, and on a thin base the pad tilts or cracks.

We dig to firm material, compact a Granular A base in lifts, and grade around the pad so water runs away from it. We set the base depth to what we find under your lot.

New lots on former farm fields

The new surveys were built on old farm fields. The soil is disturbed, and the backfill along each foundation keeps settling for a season or two after the house closes. A garage-side or shed pad poured too early on that ground can move in the first winter.

Where soft or disturbed soil comes out, the base goes deeper. We check the compaction ourselves instead of trusting the builder's grading, and we do not treat base prep as an extra on the quote.

Garage, shed and hot tub pads

A detached garage pad is usually a floating slab. We thicken the edges to about 300 mm so they carry the walls, pour the slab 125 to 150 mm thick and tie a 10M rebar grid instead of light mesh. A shed or hot tub pad is lighter work, and welded wire mesh is the right choice there.

A pad that sheds water toward the house feeds a wet basement, so we plan the slope and where the runoff goes before the forms go in.

Shop floors and equipment pads on the acreages

Much of the land around Binbrook is still working farmland. The heavy flatwork that goes with it, a shop floor, a pad for equipment, a base for a future outbuilding, goes on the same slow-draining clay as the houses, so it gets the same attention to base depth and drainage. It is quoted in writing after a free site visit.

Built for salt and freeze-thaw

A garage floor takes the road salt that drips off a parked car all winter. We pour 32 MPa air-entrained concrete outdoors and on garage floors, the mix made for freeze-thaw and de-icing salt.

Questions

Straight answers

We just moved into a new Binbrook subdivision. When can we pour a garage-side or shed pad?

Wait out the first season after the builder sets your final grade. The fill along the foundation is still settling on these former farm fields, and a pad poured on ground that is still moving can crack or tip. We check compaction ourselves and build the base from scratch. Spring is the time to book if you want a summer pour date.

Why does the clay in Binbrook matter for a pad?

It holds water where frost can reach it. The plain drains slowly, so melt and rain sit in the ground through the freeze-thaw season, and water trapped under a slab freezes and lifts it. The defence is the base: dig to firm material, compact in lifts and grade so water runs away from the pad.

Rebar or wire mesh for a pad in Binbrook?

It depends on the load. Mesh controls shrinkage cracking and suits light pads like sheds and hot tubs. A garage floor carries a vehicle, so we tie a 10M rebar grid. On clay or fill, rebar earns its place on almost any slab that carries weight.

Can you pour a shop floor or equipment pad on a Binbrook acreage?

Yes. We pour them on the same slow-draining clay the houses sit on, so base depth and drainage get the same attention, and the job carries the same written quote and labour warranty.

How much does a garage pad cost in Binbrook?

Size, finish, base and soil, and how the crew gets in all drive the cost, so a flat figure would mislead you. We give you a free written quote after a site visit, and the number on it is the number on the invoice unless you change the job.
