Port Perry is an older lakeside town with rural lots around it, and its concrete shows both. Behind heritage Queen Street the homes are old, and down near Lake Scugog and out on the township lots the ground can be soft. Both show in the concrete.

Most of that concrete does not need to come out. A crack can be injected, a sunken step lifted or rebuilt, a worn surface ground and resurfaced. The full method for each is on our concrete repair and resurfacing page. This page is about what Scugog ground and older houses change about the job.

Soft lakeside ground: why slabs sink

Lake Scugog is a shallow lake, raised by a dam at Lindsay in the 1830s. That flood left the land around the shore low and slow to drain. Close to the water the ground is often soft, organic and sometimes peaty, and it holds moisture. A slab poured on it without a rebuilt base settles unevenly within a few seasons.

When a slab sinks, the base failed, not the concrete. So a Port Perry repair starts underneath. We check the base, the grade and where the downspouts send their water before we quote. Lifting a slab back to grade only lasts if the void under it is filled and the water that made it is sent elsewhere.

Steps and walls on the old streets above Queen

The brick homes behind Queen Street are a century old or more, on original foundations that have ridden a hundred winters of frost and melt. Their front steps are often shallow or settled, and they sink out of level or scale from the top down under salt and freeze-thaw.

Depending on how far gone they are, we grind and resurface worn treads, rebuild broken edges, or form and re-pour the step with 32 MPa air-entrained mix on a base dug to proper depth. Once a surface has pitted badly, sealing slows the damage but cannot reverse it. The written quote tells you which side of that line your concrete is on.

When the crack is a wall or water question

A crack in a walk or a garage slab is a repair job. A crack in a basement wall that leaks every spring is a different question, and so is a block wall whose parging has let go. Near the shore the lake keeps the water table high, so spring melt finds the weak point in an old wall.

For those, see our basement waterproofing work. We sort out which job your house needs at the free visit.

Town, hamlets and the trip up

We quote across the whole township, including Greenbank, Seagrave, Caesarea, Blackstock, Prince Albert and Scugog Island. Port Perry is a long way from our usual routes, so we group Scugog work into planned trips and book you a real date, not a same-week promise.

Questions

Straight answers

Should I repair or replace the cracked concrete at my Port Perry home?

It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a step that settled on one side, surface pitting or a broken edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.

My lakeside slab keeps sinking. Can it be lifted, or does it need replacing?

Often it can be lifted. A sunken slab means the base under it failed, so we fill the void, float the slab back to grade and fix the drainage that washed the base out. If the ground is too soft to hold it, we tell you at the visit and quote a rebuilt base instead.

Can you fix the front steps on an older house above Queen Street instead of replacing them?

Often, yes. If the steps are still sound underneath, we can grind and resurface worn treads and rebuild broken edges. If they have sunk or the base has failed, we re-support them or pour new steps on a compacted base so they stop moving with the seasons.

How much does concrete repair cost in Port Perry?

There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base on soft lakeside ground, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
