Foundation Repair in Port Perry
We repair foundation cracks and leaks across Port Perry and the Township of Scugog, from the century-old brick homes above Queen Street to lakeside and rural lots. A leaking crack in a poured wall usually takes polyurethane injection. A dry, dormant crack takes epoxy. A block wall that bows less than about 2 in. takes carbon fibre straps, plus a fix for the water pushing on it. Quotes are free and in writing, and the labour carries a lifetime warranty.

Port Perry is the main town of Scugog, on the western shore of Lake Scugog in north Durham. Foundations here crack for local reasons. Near the water the ground is low, soft and wet. Up the hill, the homes are old. Out in the township, the lots are rural and the drainage is whatever the land gives. See our Port Perry page for everything else we do in town.
The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Scugog's ground and homes. Send the form for a free written quote. We reply within one business day.
Old walls above Queen Street
The brick homes behind heritage Queen Street are a century old or more. They went up on original foundations, before modern footing or sealing standards, and those walls have been through a hundred winters of frost and melt.
Spring melt is when they show up. Water finds the weak spot and a damp patch becomes a steady leak. One leaking crack in a poured wall is a small repair, and we quote it that way.
Lakeside lots: a high water table and soft ground
Lake Scugog is a shallow lake, raised by a dam at Lindsay in the 1830s. That flood left the land around the shore low and slow to drain. Close to the water the ground is often soft, organic and sometimes peaty. The water table stays high, and it works at a foundation through every melt.
A wall that stands in wet ground takes water pressure all spring. A crack that leaks near the shore is often the lake showing through, so injecting it is only half the job. We also check the grading and the downspouts, because water sitting against the wall keeps a crack working. Where a footing sits on soft ground, we look for settling too: a crack with one face higher than the other.
Firmer ground inland, with the same winters
Step back from the shore and the ground firms up. The till and moraine inland across north Durham drains and bears better than the wet lakeplain. The whole township still takes a full freeze-thaw cycle every winter, though, so frost still reaches a wall that stands in wet backfill.
Most poured walls get thin shrinkage cracks as the concrete cures. A hairline under 1/8 in. is usually that kind, and it is common. A shrinkage crack becomes a problem when it leaks, grows or opens and closes with the seasons. Polyurethane injection seals a leaking crack and stays flexible as the wall moves.
Hairline or structural: what our Port Perry quote tells you
We measure four things: width, direction, movement and offset. A crack past 1/4 in., one that grows each year, a horizontal crack in a block wall, or one where one face sits higher than the other needs structural attention.
For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stabilize it. Past that, steel bracing or rebuilding a section comes into the discussion. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.
We work across the whole township: Port Perry, Prince Albert, Greenbank, Seagrave, Caesarea, Blackstock and Scugog Island. Scugog is a long way from our home routes in southwest Ontario, so we group jobs into planned trips and book you a real date, not a same-week promise.
Straight answers
Who fixes foundation cracks and leaks in a Port Perry home?
We do, across Port Perry and the whole Township of Scugog. Our union-certified crews inject leaking cracks with polyurethane, bond dry, dormant cracks with epoxy, and reinforce bowing block walls with carbon fibre. Scugog jobs are booked on planned trips up from southwest Ontario, so we give you a real date, not a same-week promise. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.
My basement near Lake Scugog gets damp every spring. Can you just inject the crack?
If it is one crack in a poured wall, yes, polyurethane injection is the usual fix. We look first and tell you what the wall needs.
Is a crack in my old brick home above Queen Street serious?
Often it is not. A thin vertical crack under 1/8 in. is usually shrinkage or old settling and is common. It is worth a visit if it leaks, grows, opens and closes with the seasons, or one side sits higher than the other. A horizontal crack in a block wall is soil pressure and goes on the serious list. The quote names what the crack is doing and why.
How much does foundation repair cost in Port Perry?
We do not publish a price, because the jobs are so different. The cost turns on severity (how many cracks, and whether the fix is a seal or reinforcement), access to the wall, the soil around the home and the season. The free written quote gives you the real number, and the number we write down is the number you pay unless the job changes.
