Port Dover has a lot of older concrete. The cottage lanes near the beach and the older blocks up from the harbour have front steps, walks and parging that have taken many winters of lake weather.
Most of it does not need to come out. A crack can be repaired, a sunken slab lifted back to grade, a pitted surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Port Dover's lake and sand change about the job.
Why concrete near the lake wears out early
Spray from Lake Erie keeps surfaces near the water wet through the winter. A wet surface freezes and thaws every time the temperature crosses zero, so concrete close to the lake goes through far more freeze-thaw cycles than a slab a few streets inland. Unprotected concrete pits and flakes years early.
When a surface is pitted but the slab underneath is sound, it can be ground back and given a bonded overlay instead of a tear-out. Once a repair has cured, a sealer on the lake-facing side slows the next round of damage.
Sandy ground: the base comes first
Under the lawns sits sand. It drains quickly, but it also erodes quickly, and the usual lakeside failure is undermining: a walkway edge, patio corner or step footing with the ground rinsed out from beneath it.
So a Port Dover repair starts underneath. We check the base, the grade and where the roof and surface water go before we quote. A crack filled over a slab that is still losing its base opens again, and a slab lifted while a downspout keeps washing out the sand sinks again. We rebuild or contain the base and send water somewhere harmless.
Cottage steps, walks and older driveways
Steps and walks on the older streets take salt and freeze-thaw from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix, with slopes that shed water fast.
A driveway with a few cracks and one low corner is a repair job. A driveway cracked all over, with a failed base across the whole slab, is a replacement. The written quote says which side of that line your concrete is on, and why. When replacement is the honest answer, see our concrete driveways in Port Dover work.
Work while you are away
Many Port Dover owners are at the cottage only on weekends. After one walkthrough and a written scope, most exterior repairs run without you on site. We confirm the schedule before we start, and the number on the written quote is the number on the invoice unless you change the job.
Straight answers
Should I repair or replace the cracked concrete at my Port Dover home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Before we lift, we find out why the base washed out, so the slab does not sink again. On sandy lakeside ground that cause is often water, so fixing the drainage is part of the job.
How much does concrete repair cost in Port Dover?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, the repair method, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
Can the repair happen while we are away at the cottage?
Yes. After one walkthrough and a written scope, most exterior jobs run fine without you on site. We confirm the schedule before we start.
