Concrete Repair and Resurfacing in Norwich Township
We repair cracked, sunken and worn concrete across Norwich Township: crack injection, slab lifting, resurfacing, step rebuilds and sealing. The work ranges from front steps in Norwich village and Otterville to broken yard slabs around farm buildings. The ground decides why concrete fails here, clay that heaves in the north and sand that washes out in the south, so we find the cause before we quote the fix. The quote is free and written, you get a reply within one business day, and the labour carries our lifetime warranty.

Concrete repair in Norwich Township splits two ways. In the villages, it is steps, porches and walks on older homes in Norwich and Otterville. Out on the concessions, it is yard concrete around barns and shops that has cracked, sunk or broken up under hard use.
Most of it does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. The full method for each is on our concrete repair and resurfacing page. This page is about what Norwich's ground and farm loads change about the job.
Clay to the north, sand to the south: why the slab failed
The township splits at the soil line. The north half is clay and clay-loam, which heaves under frost and sheds water slowly. A walk or pad on clay lifts in winter, settles in spring and opens cracks along the way. The south half around Otterville runs to sand, which drains fast but erodes, so water running along a slab edge can wash the base out from under it.
So a Norwich repair starts underneath. We check the base, the grade and where downspouts and runoff send their water before we quote. A crack filled over a slab that is still moving opens again by spring, and a slab lifted while runoff keeps cutting under its edge sinks again.
Yard slabs and pads on working farms
Farm concrete takes loads a house slab never sees, and open ground lets frost go deeper than on a sheltered town lot. Cracked, sunken or broken yard concrete around a barn or shop is a common reason township properties call us.
When the base is still sound and the damage is local, injection, lifting or a bonded overlay saves the cost of a tear-out. When a pad has failed across its whole area, we say so at the visit, and removal and a fresh pour is the honest answer. Our concrete removal and demolition in Norwich covers that side.
Steps, porches and walks in the villages
Older village homes in Norwich and Otterville carry front steps and walks that salt and freeze-thaw have worked on from the top down. Spalled treads and broken edges are formed and re-poured with air-entrained 32 MPa mix. A worn surface on a sound step or walk can be ground back and given a bonded overlay instead of a tear-out.
A crack in a walk or a slab is a repair job. A basement wall crack that leaks each spring, or keeps growing, is a different question: see our foundation repair and basement waterproofing work. We sort out which job your property needs at the free visit.
Straight answers
Should I repair or replace the cracked concrete at my Norwich property?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. The written quote says which side of that line your concrete is on, and why.
Can you lift a sunken slab near our barn instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants a day or two before traffic; polyurethane foam uses smaller holes and takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
Our concrete is south of Otterville on sandy ground. Does that change the repair?
It changes the cause. Sand drains well, so frost heave troubles it less, but water cutting under an edge can undermine a pad or walk. On sand the repair includes protecting the edge and managing where runoff goes. On clay it is more about base depth and drainage. We look at the ground before we price the job.
How much does concrete repair cost in Norwich Township?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
