Norwich Township splits at the soil line, and a foundation problem here starts on one side of it. The north half is clay and clay-loam, which sheds water slowly and presses it against basement walls. The south half around Otterville runs to sand, which drains fast but erodes where runoff collects.

Many homes here are old. Otterville keeps a core of older houses around its 1845 grist mill, and the farmhouses on the concessions are often a century old or more.

The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Norwich's ground and homes change about the job.

Clay in the north, and what it does to a wall

Saturated clay pushes sideways on a foundation, and frost heaves it in winter. On a block wall that push is what starts stair-step cracks and a slow bow. A bow under roughly 2 in. is typically held with carbon fibre straps, epoxied to the wall and anchored top and bottom. They hold the wall where it stands; they do not straighten it.

The wall is only half the fix. We also look at where the downspouts drop their water, whether the ground slopes toward the house, and whether the drainage still carries water away. A wall that keeps getting pushed keeps cracking.

Sand around Otterville, and open farm ground

Sand drains well, so frost heave troubles it less. It erodes, though, and water that cuts under a footing or a slab edge can leave a wall with less support than it had. On sandy ground we look for where runoff concentrates before we choose a repair.

Farm lots are open, so frost reaches deeper than on a sheltered town lot, and drainage runs by ditch and tile rather than storm sewer. We check how water leaves the property as well as how the wall is built.

Village homes and wet basements

A newer home at the edge of Norwich village may show a thin vertical crack in the first year or two. That is often shrinkage, and if it leaks, polyurethane injection can seal it from the inside, usually without digging.

When water comes in at several places, the job may be basement waterproofing instead, and we sort out which at the free visit.

Questions

Straight answers

Can you repair a leaking foundation crack near Norwich?

Yes. We read the crack first. A leaking crack is injected to full depth. You get a free written quote and a lifetime warranty on labour.

We're south of Otterville on sandy ground. Does that change a foundation repair?

It can. Sand drains well but erodes, so we look at where runoff runs under footings and slab edges. On the clay side the concern is wet ground pressing on the wall. Either way we look at the ground before we price the job.

My Norwich basement wall is bowing. Does it need to be replaced?

Rarely. A bow under roughly 2 in. is typically stabilized with carbon fibre straps. The wet clay outside pushed it in, so grading, downspouts and drainage have to stop feeding that pressure too.

Is Norwich too far out for a small crack repair?

No. One leaking crack is a welcome job. Township stops ride our scheduled routes, and a small job gets the same free written quote as a large one.

How much does foundation repair cost in Norwich?

There is no honest flat rate. The crack, the wall type, access and the cause all set the job, so we quote on inspection. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
