Two kinds of ground under Newmarket concrete

The southern edge of town runs to sand and gravel from the Oak Ridges Moraine. It drains fast, so the risk there is a base that washes out and lets a slab settle. The lower north and west of town sit on heavy clay, which heaves when frost reaches under a pour and holds melt water against concrete for weeks.

So a Newmarket repair starts underneath. A sunken walk or driveway slab can often be lifted back to grade, but only once we know why it moved. Lifting a slab over a base that is still washing out, or over clay that is still heaving, does not fix the cause.

Low ground toward the Holland River

Toward the Holland River the land drops to old lowland, and the water table stays high after the spring melt. On those lots we check the grade and where the downspouts send their water before we quote. Water that keeps reaching a slab or a step is part of the cause, and a patch over it will not last.

Steps, parging and older homes near Main Street

The homes inside the heritage district have stood a long time, and dropped front steps and failed parging are repairs we expect there. Steps can often be levelled, or the broken treads and edges formed and re-poured with air-entrained 32 MPa mix, instead of a full tear-out. A worn but sound surface can be ground back and given a bonded overlay.
