Foundation Repair in Newmarket
We repair poured and block foundations in Newmarket: leaking cracks injected to full depth, walls that are moving held with carbon fibre, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Newmarket sits on two kinds of ground, moraine sand and gravel in the south and heavy clay in the north and west, and that changes what a wall is doing. The quote is free and written, and the labour carries a lifetime warranty.

Newmarket has two ages of housing. The heritage blocks around Main Street and Fairy Lake hold the oldest foundations in town, many of them original. The newer surveys, Stonehaven-Wyndham, Glenway Estates, Summerhill and Woodland Hill, sit on newer ground.
Not every foundation crack is the same job, so the first step is telling them apart.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page is about what Newmarket's ground and homes change about the job.
Sand in the south, clay in the north and west
The southern edge of town runs to sand and gravel from the Oak Ridges Moraine. It drains fast, so frost has less water to grab, but a poorly graded lot or a washed-out base can still send water at a wall and settle the ground beside it.
The lower north and west of town sit on heavy clay. Clay heaves when frost reaches under it and holds melt water against a foundation wall for weeks, which pushes on the wall and finds its weak point. A crack that appears and widens on clay ground is worth a closer look than one that stays the same width year to year.
Heritage homes near Main Street
The foundations inside the heritage district have stood a long time. After decades the parging lets go, steps settle and basement walls start to weep. We inject the cracks that leak, reinforce a wall that is actually moving, and repair the parging once the wall is sound; see parging.
Low ground toward the Holland River
Toward the Holland River the land drops to old lowland, and the water table stays high after the spring melt. A wall there can leak when a lot on higher ground stays dry, so we look at the grade, the downspouts and the drainage as well as the crack.
If water is not coming through one crack but along the wall, or only after the melt, the job may be basement waterproofing rather than a crack repair. We sort out which job your wall needs at the free visit, before we quote either one.
Newer surveys
In a newer survey, a crack in the basement wall is often shrinkage or early settling, and we measure it and tell you plainly whether it needs work. A crack that leaks can be sealed by injection from the inside, usually without digging. Newmarket is a long haul from our home routes, so we group jobs into planned trips up the 400 and 404 and give you a real date.

Do you do small foundation crack repairs in Newmarket?
Yes. One leaking crack is a welcome job. Newmarket is a long drive from our home routes, so we book it into a planned trip into York Region and give you a real date rather than a same-week promise. A small job gets the same free written quote as a large one.
My Newmarket basement gets damp near the Holland River every spring. Is that a foundation repair?
It can be. Toward the river the land is old lowland and the water table climbs after the melt, so a wall can take water even when the rest of the year is dry. We find what is letting the water through, whether it is a crack, the grading or the drainage, before we pick a fix.
We own an older home near Main Street. Can you repair the original foundation?
We can. The work is matching what is there: injecting cracks that leak, reinforcing a wall that has moved, and re-parging once the wall is sound. We look at the cracks at the free visit and tell you plainly which ones need work.
My newer Newmarket home has a crack in the basement wall. Is it serious?
We measure the crack at the free visit and tell you plainly whether it needs work. A crack that leaks is one we can seal by injection.
How much does foundation repair cost in Newmarket?
There is no honest flat rate, so we quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
