Milton has two kinds of concrete. The brick and stone homes around the Main Street core have steps, walks and driveways that have been through generations of winters. The surveys south of the 401 are newer, but their slabs sit beside builder fill that keeps packing down after the house goes up.
Much of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. Why Milton concrete cracks and settles
The surveys south of the 401 sit on heavy clay till. Clay holds water, and when frost reaches under a slab on a thin base, it lifts. Next to a new house the ground is also builder fill, trucked in and rough-graded, and it keeps settling for a season or two. A walk or step poured on that fill moves with it and cracks or sinks.
West toward Kelso, Rattlesnake Point and Mount Nemo the clay thins out over limestone, with rock close to the surface in spots. So a Milton repair starts underneath: we check the base, the grade and where the downspouts send their water before we quote. A crack filled over a slab that is still moving opens again by spring.
Older homes near the Main Street core
Milton started as a mill settlement on Sixteen Mile Creek, and the homes around the Main Street core are much older than the surveys. Their front steps and walks have settled, spalled or lost their edges over the years. Where the slab underneath is sound, a worn surface can be ground back and given a bonded overlay instead of a tear-out, and a broken step is formed and re-poured with air-entrained 32 MPa mix.
When a driveway or walk has cracked all over or its base has failed across the whole area, an overlay will not save it. Then we quote the replacement straight, and a new Milton driveway is built on a compacted base for the clay.
Settling slabs in the new surveys
In Hawthorne Village, Coates, Scott, Willmott, Ford and Cobban, a sunken walk or a slab that has dropped by the garage is often the builder's fill settling. A lift can bring it back to grade, but only once we know why the base gave way, so the slab does not sink again. On a new lot we may advise waiting out the settling season before a larger repair.
When a crack is a basement question
A crack in a walk or a garage slab is a repair job. A basement wall that takes on water in a wet March is a different question.

Straight answers
Should I repair or replace the cracked concrete at my Milton home?
It depends on the base. Repair wins when the damage is local and the base under it is still sound: one or two cracks, a slab that settled on one side, surface pitting or a broken step edge. Replacement wins when the slab has cracked all over, the base has failed across the whole area, or the surface has scaled so deep there is nothing sound to bond to. Can you lift a sunken walk or slab instead of replacing it?
Often, yes. We pump material under the slab to fill the void and float it back to grade. Mudjacking uses a slurry and wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. Before we lift, we find out why the base washed out, so the slab does not sink again.
How much does concrete repair cost in Milton?
There is no honest flat rate. The cost moves with the size of the area, how far the damage goes, the condition of the base and soil, access and the season. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
