New surveys: fill that settles and grading that slips
A new Milton lot is not natural ground next to the house. It is builder fill, trucked in and rough-graded, and it keeps packing down for a year or two along the foundation. As it settles, the grade can tip back toward the wall, and rain and meltwater then run to the foundation instead of away from it. On heavy clay, that water has nowhere to go.
So on a newer home we often start outside the wall, not inside it. Regrading, downspout work and crack injection where there is a real leak handle a lot of damp basements in the surveys. When the water is coming in along the footing, interior drainage collects it and moves it to a sump. We look first, then name the smallest fix that will last.
Older homes near the Main Street core
Milton grew up as a mill settlement on Sixteen Mile Creek, and the brick and stone homes around the Main Street core are much older than the surveys. Their foundations go back generations, and decades in wet clay find every weak point: a joint or a crack. Water comes through those points first.

Lots near the escarpment
West toward Kelso, Rattlesnake Point and Mount Nemo, the clay thins out over limestone, with rock close to the surface in spots. That changes how deep a crew can dig. An exterior excavation there needs a look at the ground first.
