Foundation Repair in Milton
We repair foundation cracks and leaks across Milton, from the new surveys south of the 401 to the older homes near the Main Street core. A leaking crack in a poured wall usually takes polyurethane injection. A dry, dormant crack takes epoxy. A block wall that bows less than about 2 in. takes carbon fibre straps, and a fix for the water pushing on it. Quotes are free and in writing, and the labour carries a lifetime warranty.

Milton sits at the foot of the Niagara Escarpment, and the new surveys south of Highway 401 are built on heavy clay till. Wet clay pushes on a foundation wall, and that pressure is what makes a crack leak.
Milton is really two towns for this work. The Mattamy-built surveys, Hawthorne Village, Coates, Scott, Willmott, Ford and Cobban, are new houses on lots that were filled and rough-graded. The older homes around the Main Street core have foundations that go back generations. The cracks we see in each are different, and so is the fix.
The full method, epoxy and polyurethane injection and carbon fibre, is on our foundation repair page. This page is about how those repairs fit Milton's ground and homes. Send the form for a free written quote. We reply within one business day.
New surveys: cracks in the first years
A new Milton lot is not natural ground next to the house. It is builder fill, trucked in and rough-graded, and it keeps packing down for a year or two along the foundation. Most poured walls also get thin shrinkage cracks as the concrete cures. A hairline under 1/8 in. is usually that kind, and it is common.
A shrinkage crack becomes a problem when it leaks. Polyurethane injection seals a leaking crack, and it stays flexible as the wall moves with the seasons. We also check the grading and the downspouts, because fill that settles can tip the grade back toward the wall.
Older homes near the Main Street core
The brick and stone homes around the Main Street core are much older than the surveys. Decades in wet clay find every weak point in a wall: a crack, a tie hole or a tired joint.
A single leaking crack is a small repair. Several leaks along one wall, or water at the floor joint, usually means the job is water management, not crack filler. When we see that, we tell you it is basement waterproofing in Milton, and we quote it that way.
Hairline or structural: what our Milton quote tells you
We measure four things: width, direction, movement and offset. A crack past 1/4 in., one that grows each year, a horizontal crack in a block wall, or one where one face sits higher than the other needs structural attention.
For a block wall that bows less than about 2 in., carbon fibre straps epoxied to the wall stabilize it. Past that, steel bracing or rebuilding a section comes into the discussion. The written quote names the crack, its cause and the fix, so you can compare it with any other quote.

Who fixes foundation cracks and leaks in a Milton home?
We do, across the whole town, in the new surveys and the older streets. Our union-certified crews inject leaking cracks with polyurethane, bond dry, dormant cracks with epoxy, and reinforce bowing block walls with carbon fibre. Milton jobs ride our Halton routes off the Burlington and Waterdown side. The quote is free and in writing, and the labour carries a lifetime warranty for as long as you own the home.
Our new Mattamy home in Milton has a crack in the basement wall. Is that normal?
A thin vertical crack under 1/8 in. in a poured wall is usually shrinkage, and most new walls get some. Watch it. If it leaks, grows, or one side sits higher than the other, have it looked at. The fill along a new foundation keeps settling for a year or two, so a crack that changes is worth a visit.
Our older home near the Main Street core leaks at one crack every spring. Can you just inject it?
If it is one crack in a poured wall, yes, polyurethane injection is the usual fix. If water also comes in at other spots or at the floor joint, the wet clay is pushing on the whole wall, and a waterproofing system is the lasting answer. We look first and tell you which one it is.
How much does foundation repair cost in Milton?
We do not publish a price, because the jobs are so different. The cost turns on the number of cracks, whether the fix is a seal or reinforcement, how far the wall has moved, access, and whether drainage work is needed. The free written quote gives you the real number, and the number we write down is the number you pay unless you change the job.
