Aurora splits in two for concrete. The newer surveys in Bayview Northeast and along Bayview Wellington mostly order patios, side walkways and garage pads. The heritage core around Yonge and Wellington calls about dropped front steps, cracked aprons, flaking parging and driveways on their third life.
Most of that concrete does not need to come out. A crack can be injected, a sunken slab lifted back to grade, a worn surface ground and resurfaced, and a broken step formed and re-poured. Why concrete settles on Aurora's moraine sand
Aurora sits on the Oak Ridges Moraine, which is sand and gravel, not clay. Meltwater drains straight down, so frost heave is the smaller risk here. The bigger one is the base: loose sand will not hold itself, and if the granular under a slab is not contained and compacted, it migrates and the slab settles unevenly.
So an Aurora repair starts underneath. A sunken walk or driveway slab can often be lifted back to grade, but only once we know why the base moved. Lifting a slab over a base that is still washing out does not fix the cause.
Low lots near the Holland River headwaters
The east branch of the Holland River rises just south of town, and the moraine feeds it. The water table sits high in the low pockets near the stream valley and the wetlands, so we check the grade and where the downspouts send their water before we quote. Water that keeps reaching a slab is part of the cause.
Steps, parging and older homes near Yonge
Homes in the heritage core have stood a long time, and dropped front steps and failed parging are the repairs we see most there. Steps can often be levelled, or the broken treads and edges formed and re-poured with air-entrained 32 MPa mix, instead of a full tear-out. A worn but sound surface can be ground back and given a bonded overlay.

Can you lift a sunken walk or driveway in Aurora instead of replacing it?
Often, yes. We pump material through small holes drilled in the slab to fill the void under it and float it back to grade. Mudjacking uses a sand-and-cement slurry and wants 24 to 48 hours before traffic; polyurethane foam takes traffic the same day. On moraine sand we first find out why the base moved, so the slab does not sink again.
