Most of the area we work sits on clay, and a clay driveway fails by heaving. Aurora is different. The town sits up on the Oak Ridges Moraine, which is sand and gravel. Meltwater soaks straight down, so a slab here heaves less in a hard winter than the same slab on clay a few concessions south.
The catch is that loose sand will not hold a base by itself. If the granular under the slab is not contained and compacted, it migrates, and the driveway settles in ruts. Building a base on moraine sand
On sand, we build the base the opposite way from a clay lot. Frost heave is the smaller risk, and an unstable base is the bigger one. We excavate to firm ground, place the granular base in compacted lifts, and keep the edges contained so the base cannot spread out from under the slab. Then we pour air-entrained 32 MPa concrete, the mix for slabs that live with freeze-thaw and road salt, and saw-cut the control joints.
We decide the base on site, after we see your ground. Two Aurora lots on the same street can need different prep.
Low lots near the Holland River headwaters
The east branch of the Holland River rises just south of town and runs north through the Arboretum. The moraine feeds those headwaters, so the water table sits high in the low pockets near the stream valley and the wetlands. A driveway on one of those lots needs more care with water than one on the high sand.
There, we grade the slab so water drains away from it and from the house.
Heritage core, newer surveys and estate lots
Near Yonge and Wellington, the homes are older, and many driveways are on their third life. Replacing one starts with tear-out: we break out the old slab, haul it away, fix what made it fail, and pour fresh.
In Bayview Northeast and the Bayview Wellington surveys, the builder often poured only the garage strip. Owners there ask us to widen the drive or add a side walkway. In the south end, the estate lots take long drives with room to do them properly. Where trucks or trailers park, we pour 125 mm instead of 100 mm.
Aurora is well north in York Region, reached up the 404, so we group Aurora jobs into planned trips and book them on set dates. A new slab needs vehicles kept off for 48 hours at least, so plan the pour around when you need the car.

Does a concrete driveway on Aurora's moraine sand need a different base?
Yes. The sand drains fast, so frost heave is less of a problem than on clay. But loose sand will not hold a base on its own. If the granular is not contained and compacted, it shifts and the slab settles unevenly. We build the base for sand, and we decide the details on site.
Our house is in a low spot near the Holland River and the driveway holds water in spring. What do you do?
In the low pockets near the stream valley, the water table runs high even though the higher sand stays dry. We grade the new slab so water drains away from it and from the house.
We have an older home near Yonge and Wellington with a cracked driveway. Can you replace it?
Yes. We tear out and haul away the old slab, find what made it fail, and fix that before we pour. Tear-out and disposal go in the written quote, not a surprise at the end.
How much does a concrete driveway cost in Aurora?
