Aurora sits up on the Oak Ridges Moraine, which is sand and gravel, not the clay under most of the area we work. Meltwater soaks straight down, so a patio here heaves less in a hard winter than the same slab on clay. That is the good news for a patio.
The catch is that loose sand will not hold a base by itself. If the granular under the slab is not contained and compacted, it shifts and the patio settles unevenly. So an Aurora patio is decided in how the base is built, and in where the water goes. The full method is on our concrete patios page. This page covers what Aurora changes. For everything else we do in town, see our Aurora page.
A base that stays put on moraine sand
On sand, the base has to be contained and compacted. We excavate to firm ground, place the granular base in compacted lifts and keep its edges contained so it cannot spread out from under the slab. Then we pour air-entrained 32 MPa concrete, the mix for slabs that live with freeze-thaw winters, and slope the patio about 2 percent away from the house.
We decide the base on site, after we see your ground. Two Aurora lots on the same street can need different prep.
Low lots near the Holland River headwaters
The east branch of the Holland River rises just south of town and runs north through the Arboretum. The moraine feeds those headwaters, so the water table sits high in the low pockets near the stream valley and the wetlands. A house on the high sand stays dry. A house in one of those pockets can take on seepage in spring.
Before we pour beside a house like that, we look at where the downspouts empty and how the yard drains, and we set the slope away from the wall. If your basement already takes on water, we tell you, and we can look at basement waterproofing in Aurora before the patio goes in beside the problem.
Heritage core, newer surveys and estate lots
In Bayview Northeast and the Bayview Wellington surveys, the builder often poured only the garage strip and left the back pad for the owner. This is where we do the first proper patio. On the estate lots in the south end, there is room for a larger patio or a pool deck, and we check compaction first on a newer property, which usually means after the first spring.
Near Yonge and Wellington, the homes are older. A new patio there starts with where water has been going along the old foundation.
Aurora is well north in York Region, reached up the 404, so we group jobs into planned trips and book them on set dates. We reply to every request within one business day.
Straight answers
Does a concrete patio on Aurora's moraine sand need a different base?
Yes. The sand drains fast, so frost heave is less of a worry than on clay. But loose sand will not hold a base on its own. If the granular is not contained and compacted, it shifts and the patio settles unevenly. We build the base for sand and decide the details on site.
Our house is in a low spot near the Holland River headwaters. Will a patio make the damp worse?
Not if it is built right. In the low pockets near the stream valley the water table runs high even though the higher sand stays dry. We slope the patio away from the house and check where your downspouts empty. If your wall already lets water in, we tell you before we pour.
We have a newer property in the south end of Aurora. When should we book a patio?
Once the ground has settled and you know how water moves across the lot, which usually means after the first spring. We check compaction before pouring anything that size. Summer is the busy stretch, so a spring quote gets you a better slot.
How much does a concrete patio cost in Aurora?
Size, finish, access and the base the ground needs set the number. On moraine sand the base prep is its own part of the job, so a flat figure online would only mislead you. You get a free written quote after we see your lot, and the number on the quote is the number you pay unless you change the job.
