Exterior basement waterproofing on an excavated foundation wall, Aurora, Ontario

Basement Waterproofing in Aurora

Most of Aurora sits on Oak Ridges Moraine sand, which drains fast, so a dry basement on high ground is common here. The wet ones sit in the low pockets near the east branch of the Holland River and the wetlands, where the moraine feeds the headwaters and the water table runs high, and in the heritage core off Yonge and Wellington, where old foundations have settled. We find where the water actually gets in, then fit the fix: crack injection, parging, regrading, an interior weeping-tile system or an exterior membrane. The quote is free and in writing, and the labour carries a lifetime warranty.

If you searched for basement waterproofing in Aurora, you may already know the town has a reputation for good drainage. That is true on the high ground. Aurora sits up on the Oak Ridges Moraine, and the moraine is sand and gravel, not clay. Meltwater soaks straight down instead of pooling against a wall.

The exceptions are what bring people to this page. The east branch of the Holland River rises just south of town and runs north through the Arboretum, and the moraine is a recharge area that feeds those headwaters. In the low pockets near the stream valley and the wetlands, the water table sits high, and a foundation down there can take on seepage every spring even with fast-draining soil all around it. The other exception is age: the homes in the heritage core around Yonge and Wellington stand on original foundations that have settled over the decades.

We put in both interior and exterior systems and do the smaller repairs too, and we say plainly which one your wall needs once we trace the water. The full method lives on our basement waterproofing page; this page is about why some Aurora basements take on water and how we handle it here. Aurora is a planned-route town for us, so send the form for a free written quote and we book the work on set dates.

Why a wet basement in Aurora is usually about where the house sits

On Aurora's moraine sand, which drains fast, the trouble spots are the low pockets near the Holland River headwaters and the wetlands, where the water table sits high and houses can take on seepage every spring.

We do not guess the fix from the address. We find where the water gets in, then fit the repair: crack injection, parging, regrading, an interior weeping-tile system that collects water at the footing and sends it to a sump, or an exterior excavation and membrane that keeps the wall itself dry.

Older foundations in the heritage core

The heritage blocks off Yonge near Wellington and through Aurora Heights hold homes that have stood since the railway days, with the 1862 Hillary House anchoring the old core. Their foundations have settled, and their parging has often let go.

We look at how the wall is built and where it is wet before we name a method: fresh parging, regrading, an interior drainage system, or an exterior dig and membrane. We tell you straight which repair fits your wall.

Newer homes in Bayview Northeast and the Bayview Wellington surveys

The Bayview Northeast and Bayview Wellington surveys in the east end are newer. The same rule applies there: we trace the water first, then quote the repair the wall needs, from crack injection or regrading up to a full interior or exterior system.

How we schedule Aurora

Aurora is well north in York Region, reached up the 404, so we group Aurora jobs into planned trips and give you firm dates rather than a same-day promise. An exterior dig needs unfrozen ground, so booking the visit early in the year puts your work in the digging season.

From October to March, if water is actively coming in, check the urgent box on the form. Urgent water problems are seen first, and we reply to every request within one business day.

Questions

Straight answers

Aurora's soil drains well. Why does my basement still get wet in spring?

Because the moraine sand that drains so well also feeds the Holland River headwaters. In the low pockets near the stream valley and the wetlands, the water table runs high, and in a wet spring it can reach the bottom of a foundation even though the sand on higher ground stays dry. A house in one of those spots takes on seepage like a house on clay. The fix depends on what the inspection finds: crack injection, parging, regrading, or a drainage system at the footing.

We have an older home near Yonge and Wellington with flaking parging and a damp wall. What do you do?

Old foundations in the heritage core have settled, and their parging has often let go. We first find where the water gets in, then we tell you which repair will hold.

Interior or exterior waterproofing for my Aurora home?

The wall and the lot decide that. An interior weeping-tile system and a sump installs without digging up the yard and handles most leaking walls well. Exterior excavation and a membrane is the bigger job, and it keeps the wall itself dry, which matters when an old wall is breaking down. When it is a close call, we quote both routes so you can choose with the real trade-offs in front of you.

How much does basement waterproofing cost in Aurora?

It depends on the method and the wall: depth to the footing, access on the lot, and the length of wall. An interior system and an exterior dig are not the same job, so a flat number online would only mislead you. We put the real figure in writing after a free visit, and the number on the quote is the number on the invoice unless you change the job.

There is water coming into my Aurora basement right now. What do I do?

From October to March, send the quote form and check the box that says water is actively coming in. Urgent water problems are seen first, and we reply to every request within one business day. Downspouts that dump beside the wall feed the problem, so pointing them away from the house is a sensible free step.
