Foundation Repair in Aurora
We repair poured and block foundations in Aurora: leaking cracks injected to full depth, walls that are moving held with carbon fibre, and a plain call on whether your crack is the harmless shrinkage kind or one that needs work. Aurora sits on Oak Ridges Moraine sand, so we look at what the ground around your wall is doing before we settle on a fix. The quote is free and written, and the labour carries a lifetime warranty.

Aurora sits up on the Oak Ridges Moraine, which is sand and gravel rather than the clay under most of the area we work. That ground drains fast, but a fast-draining lot does not make foundation cracks go away. Settling, shrinkage and poor grading still crack walls here.
The housing falls into two ages. The heritage core around Yonge and Wellington has homes on original foundations that have settled over the decades. Out east, the Bayview Northeast and Bayview Wellington surveys are newer.
The full method, from epoxy and polyurethane injection to carbon fibre straps, is on our foundation repair page. This page covers what Aurora's ground and its mix of old and new homes change about the job.
What moraine sand means for a foundation wall
Sand drains quickly, so there is less standing water against a wall than on clay.
The moraine also feeds the headwaters of the east branch of the Holland River. In the low pockets near the stream valley and the wetlands the water table runs high, and a wall there can take on water in spring even when the higher ground nearby stays dry. We look at the crack, the grading and the downspouts together, because the cause often sits outside the wall.
Heritage-core walls and newer surveys
In the heritage blocks off Yonge near Wellington, foundations have settled and the parging has often let go. We inject the cracks that leak, reinforce a wall that is actually moving, and repair the parging once the wall is sound; see parging.
In the newer Bayview surveys the rule is the same. We measure the crack at the free visit and tell you whether it needs work or is shrinkage you can watch.
When a crack is really a wet-basement job
If water is not coming through one crack but along the wall, or only after the spring melt, the job may be basement waterproofing in Aurora rather than a crack repair. We sort out which job your wall needs at the free visit, before we quote either one.
How we schedule Aurora
Aurora is well north in York Region, reached up the 404, so we group jobs into planned trips and give you firm dates rather than a same-day promise. One small crack is still a welcome job. From October to March, if water is actively coming in, check the urgent box on the form; urgent water problems are seen first, and we reply within one business day.
Straight answers
Do you do small foundation crack repairs in Aurora?
Yes. One leaking crack is a welcome job. Aurora is a planned-route town for us, so we book it into a trip and give you a real date. A small job gets the same free written quote as a large one.
Aurora's soil drains well. Why would my foundation crack or leak?
Fast-draining sand does not stop settling or shrinkage, and the low pockets near the Holland River headwaters and the wetlands have a high water table. We find what is letting the water or movement through, whether it is a crack, the grading or the drainage, before we pick a fix.
We own an older home near Yonge and Wellington. Can you repair the original foundation?
We can. The work is matching what is there: injecting cracks that leak, reinforcing a wall that has moved, and re-parging once the wall is sound. We look at the cracks at the free visit and tell you plainly which ones need work.
My newer Aurora home has a crack in the basement wall. Is it serious?
We measure the crack at the free visit and tell you plainly whether it needs work. A crack that leaks is one we can seal by injection.
How much does foundation repair cost in Aurora?
There is no honest flat rate, so we quote on inspection rather than publishing a number. The visit and the written quote are free, and the number on the quote is the number on the invoice unless you change the job.
