Concrete Slabs & Garage Pads in Whitby
We pour garage pads, shed pads, hot tub slabs and gazebo slabs across Whitby, from the old lakeside core to Brooklin and the newer surveys. The ground changes as you move away from the lake, so the base under the slab decides how long it lasts. Union-certified crews, a free written quote, and a lifetime warranty on labour.

Whitby has two kinds of ground. The old streets near Port Whitby and the downtown core sit on the Lake Iroquois shoreline plain, where the water table is high. Head inland toward Brooklin and the soil turns to clay-loam till, which heaves when frost reaches under a thin slab.
The full spec lives on our concrete slabs and garage pads page. This page is about what a Whitby pad needs in particular: the ground, the new Brooklin lots, and the Town's rules for sheds and garages.
A base dug for Whitby ground
We excavate to stable ground, then place 150 to 200 mm of Granular A and compact it in lifts. Where soft or disturbed soil comes out, the base goes deeper. We grade it so water drains away from the pad and the house, then pour 32 MPa air-entrained concrete.
Near Port Whitby and the downtown core, the water table sits high, so we grade every pad to drain. In Brooklin, clay-loam till holds water and lets frost lift a pad on a thin base, so base depth is the part we never trim.
Garage pads: built to carry the walls
A detached garage pad is usually a floating slab. The edges are thickened to about 300 mm so they can carry the walls, and the slab goes in at 125 to 150 mm with a 10M rebar grid at 400 mm, not light mesh. Vehicles can go on it after 48 hours at the earliest, and framing after about 7 days.
Bring the garage plan to the site visit, and we plan the anchor bolts, thickened edges and a slope to drain at the door to match it. The Town of Whitby says an accessory structure other than a shed that is larger than 10 square metres needs a building permit before construction begins, A detached garage larger than that needs one.
Sheds, hot tubs and the Town's rules
In Whitby, a shed that is accessory to a dwelling needs a building permit only if it is larger than 15 square metres or more than one storey. Either way, the Zoning By-law applies. Accessory structures must sit at least 0.6 m from any interior or rear lot line, and in residential zones they are permitted only in a side yard or back yard. Check where the building can sit before we pour the pad.
A hot tub pad must be dead level and reinforced for the load, and a little larger than the tub so the steps and service panel land on concrete. If the shed is a light resin one, a compacted gravel pad does the job, and we will tell you so.
New lots in Brooklin and the newer surveys
On a new lot in Brooklin, the ground keeps settling for a season or two as the fill compacts. Wait until the lot has settled and you can see how water runs across it. Then we check compaction on the site visit instead of trusting fill.
Whitby is on the Durham lakeshore, a long way from our southwest Ontario routes. We book pads into planned trips east and give you a real date, not a same-week promise. We reply to every request within one business day. See our Whitby page for everything else we do in town.
Straight answers
Do I need a permit for a shed pad in Whitby?
The Town requires a building permit for a shed that is accessory to a dwelling only if it is larger than 15 square metres or more than one storey. A different accessory structure, such as a detached garage, needs one above 10 square metres. The Zoning By-law applies either way, including a 0.6 m setback from interior and rear lot lines. We flag which side your project lands on at the site visit.
Why do pads crack or tilt in Whitby?
Shoreline sand and a high water table near the lake, and clay-loam till in Brooklin, both move with water and frost. A pad poured on a thin base gets lifted. We excavate to stable ground, compact a Granular A base in lifts, and grade it so water drains away.
Rebar or wire mesh for my pad?
It depends on the load. Wire mesh suits light pads for sheds, hot tubs and gazebos. Garage and shop slabs that carry vehicles get 10M rebar on a 400 mm grid.
How much does a garage pad cost in Whitby?
Size, thickness, reinforcement, access and the base the ground needs set the number. A figure online would only mislead you. We give you a written number after a free visit, and the number on the quote is the number you pay unless you change the job.
