Whitby is two patio markets. North in Brooklin and Rolling Acres, the surveys are new, and many backyards are still the bare yard the builder left. South in old Whitby and toward Port Whitby, the homes are older brick houses on original foundations, close to the lake. A patio is a drainage job that is also a nice place to sit. We slope the slab about 2 percent away from the house, use 32 MPa air-entrained concrete for the freeze-thaw winters, and put it on a compacted granular base. Brooklin and the new surveys: clay that moves
Inland toward Brooklin, the ground is clay-loam till. Clay swells when it is wet and heaves when frost gets under a thin slab. A new lot also keeps settling for a season or two as the fill compacts. A patio poured too soon on that ground can sink at the house edge and tip toward the wall.
So on a new Brooklin lot, we usually tell you to wait out the first spring. We check the compaction when we quote, dig the base to real depth and compact it. Spring is a good time to ask for the quote, because summer dates up there fill fast.
Old Whitby near the lake: keep the water off the wall
The old core and the streets toward Port Whitby sit on the Lake Iroquois shoreline plain, where old beach deposits keep the water table close under the surface. Many of these pre-war walls were never sealed to a modern standard. A patio that is flat, or that has settled toward the house, sends rain and spring melt to that wall.
Before we pour against an older home, we look at where the downspouts empty, how the yard drains, and whether old steps or slabs have sunk. We set the slope away from the house. If the wall already lets water in, we tell you, and we can look at basement waterproofing in Whitby before the patio goes in on top of the problem.
Replacing a tired patio, and booking a Whitby date
In Pringle Creek and Williamsburg, many calls are for a patio that has cracked, heaved or settled after decades of winters. We break out the old slab, fix the base under it, and pour new on a sound base, so the new patio does not repeat the old one's fault.

Will a new patio make my old Whitby basement wetter?
Not if the patio is built right. Near the lake the water table runs high, so any slab that slopes toward the house sends water to the wall. We slope every patio about 2 percent away from the house and check where your downspouts empty. If your wall already leaks, we tell you before we pour.
How much does a concrete patio cost in Whitby?
Size, the finish you pick, how easily the truck can reach the backyard and the base the ground needs set the price. We do not post a flat number, because it would mislead you.
