Clay in Woodbridge and Thornhill: a base that drains
Most of Vaughan sits on the clay till of the Peel plain. Clay swells when it is soaked, heaves when frost gets under a slab, and drains slowly. A pad poured on scraped topsoil or a thin base on this ground tends to lift and crack within a few winters.
So we excavate to stable ground and compact a Granular A base before we pour. Garage and shop floors get 125 to 150 mm of 32 MPa air-entrained concrete on a 10M rebar grid at 400 mm, with the edges thickened to about 300 mm. Shed and hot tub pads get welded wire mesh.
Sandier ground toward Kleinburg: keep the base in place
Toward Kleinburg the land meets the Oak Ridges Moraine, which is glacial sand and gravel. It drains far faster than the clay to the south, so frost heave is the smaller risk. The bigger risk is the base washing out from under the edge of the pad.
There we keep the base contained and grade the ground so water runs clear of the pad and of the house. We decide the base on site, after we see your ground. A lot near the Humber valley and a lot on high ground can need different prep.
New-build lots: let the ground settle first
Soil on a fresh Vaughan survey keeps settling for a year or two after the house goes up, and that settling cracks a slab poured too early. We check the compaction before we pour anything.

Garage floors, workshops and planning the job
A detached garage floor wants anchor bolts set in the wet concrete and a gentle slope toward the door so snowmelt off the car drains out. The written quote names the reinforcement, the edges and the anchors, so you can compare it with any other quote. Most detached garages need a permit; we flag it at the quote, and the fee varies by municipality.
Vaughan is reached by the 400 and the 407, so we group jobs into planned trips and give you a real date. Keep vehicles off a new slab for at least 48 hours.

Will a pad on Vaughan clay heave in winter?
A floating pad still rides some minor frost movement, but a well-built one moves as one piece instead of tilting or cracking. Peel clay swells when wet and heaves with frost, so we dig to stable ground, compact a granular base deep enough to drain, and slope the pad so water runs away from the wall.
Rebar or mesh for a garage pad in Vaughan?
Rebar for anything that carries a vehicle: a 10M grid at 400 mm. Mesh is right for light pads like sheds and hot tubs. The written quote names the reinforcement.
How much does a concrete pad cost in Vaughan?
